Job Purpose
​The HVAC Controls Technician monitors and assesses the operation of HVAC and other systems by way of a campus-wide Energy Management and Control System (EMCS) on a daily basis to assure safe, proper & efficient operation. Employees assigned to this position will install, service, repair, calibrate and perform routine maintenance on pneumatic, electric, electronic, and direct digital control (DDC) systems for heating, cooling, refrigeration and metering equipment.​

Function Details
  • Repair, maintenance, and servicing of HVAC/R equipment and controls, including but not limited to low pressure steaming boilers and hydronic boilers of various sizes, residential and commercial furnaces, packaged rooftop units, reciprocating, scroll and centrifugal chillers from 2 to 500-ton capacity, multi-zone air handling units, and their components: fans, belts, drives, dampers, damper operators (pneumatic and electronic), speed drives and control valves.
  • Experience in the building commissioning process including an understanding of the principles of system balancing for both air and hydronic systems.
  • Establish building occupancy schedules and keep them current throughout the academic school year, altering as needed for special events and holidays.
  • Establish and alter EMCS operating parameters such as setpoints, reset schedules, optimum start settings, and other control variables.
  • Diagnose and respond to system problems and customer requests or complaints by troubleshooting from the system-wide programming level down to the component level: sensors, controllers and mechanical operators.
  • Read and interpret wiring schematics and DDC control logic.
  • Use test equipment such as multi-meters, amp probes, air, and water flow measurement devices, setting up data acquisition systems, calibrating sensors and tuning control loops.
  • Install and modify HVAC equipment according to manufacturer’s installation manuals, integrating their operation into existing systems to improve operation and/or efficiency.
  • Perform preventive and corrective maintenance on HVAC systems in a timely manner according to schedules from the University maintenance policies and procedures.
  • Examine existing systems and make recommendations for repair, renovation, and upgrades.
  • Determines and procures the necessary parts and equipment utilizing University resources and appropriate outside vendors as required
  • Modify and upgrade HVAC equipment and control systems to accommodate new technology and/or energy conservation.
  • Assist in troubleshooting, upgrading or replacing control equipment such as lighting, security, and fire alarm systems that interface with the campus wide EMCS.
  • Assist vendors and plant staff with system shutdowns and scheduled outages.
  • Coordinate with outside contractors as necessary.
  • Fill in after-hours and on weekends in order to keep campus systems operating as required.
    • This position is subject to after-hour callbacks for emergencies and seasonal shift changes.
  • The conversion of conceptual ideas, identified by a member of the community, into a cost-effective and functional end product.
  • The ability to manage projects, including design, estimating, material identification and time management.
  • Procure necessary parts and equipment utilizing University resources (warehouse) and appropriate outside vendors.
  • Perform cost accounting of project materials and labor time.

  • Knowledge of building maintenance, repair techniques, and materials.
  • Ability to use various power equipment, including drills, roto-hammers, hand tools, etc.
  • Knowledge of safety hazards and precautions related to the building and maintenance trades.
  • Ability to follow written and verbal instructions.
  • Ability to work independently, as well as establish and maintain harmonious working relationships with staff, faculty, and students.
  • Valid driver’s license; proven driving ability with good driving record.
  • Ability to work on weekends, shift work, overtime, and on-call.
  • Ability to pass pre-employment physical as required for the position.
