HVAC I, II (HR 07)

Brief summary of this position:

Primary roles of this position is to troubleshoot, maintain, and repair HVAC equipment on campus and perform building systems preventive maintenance and repairs

Minimum Qualifications Required:
Education required to ensure success in this position:
• High school diploma or GED, two years of college or technical training, minimum of three to five years related experience and demonstrated competence in the following: HVAC & HVAC Preventive Maintenance or any equivalent of the required experience and the substitution below.
• Substitution: A diploma or certificate from a recognized trade or vocational school, at high school level or higher
with a major in one of the trades specified above may be substituted for a maximum of one year of the required experience.
• Differences between grade levels:
o I - demonstrated proficiency and performance of duties in one trade.
o II- demonstrated proficiency and performance of level one plus certification in one or more trades
o III (Coordinator) – demonstrated proficiency of level two plus building systems control experience

Experience required to ensure success in this position:
• Minimum of three to five years related experience and demonstrated competence in the following trades:
o HVAC,
o General Maintenance,
o Or any equivalent of the required experience and the substitution below;
• Trades certification preferred.
• Substitution: A diploma or certificate from a recognized trade or vocational school, at high school level or higher with a major in one of the trades specified above may be substituted for a maximum of one year of the required experience.

Special skills, knowledge and abilities:
• Knowledge of the principles and techniques of one or more of the following construction and repair trades:
HVAC, General Building Maintenance and mechanical repairs.
• General knowledge of boiler and chiller operation
• General knowledge of HVAC, plumbing and electrical principles and techniques.
• Knowledge of the types and uses of materials, tools and equipment associated with Boiler/Chiller operation,
HVAC, General Building Maintenance and mechanical repairs.
• Knowledge of the work methods, procedures and safety practices associated with Boiler/Chiller operation,
HVAC, General Building Maintenance and mechanical repairs.
• Knowledge of the types and uses of safety equipment, PPE and safety procedures to perform required duties
• Ability to follow oral and written instructions• Ability to establish and maintain harmonious working relationships with others
• Ability to work as a member of a team
• Ability to read and interpret documents such as plans, blueprints and drawings
• Based on assignment, ability to operate lifts and other motor vehicles and equipment

License, certification, or registration necessary:
• Valid driver’s license;
• Strongly suggested to have in possession or required to be in possession of within 12 months- OSHA safety training, forklift training.

Physical requirements:

• Ability to navigate campus/public buildings and grounds
• Ability to routinely carry 25 pounds and occasionally lift up to 50 lbs.
• Ability to climb ladders and stairs, walking, squatting, bending, kneeling to perform job responsibilities
• Ability to traverse uneven ground
• Visual acuity including color, depth perception, and field of vision

Environmental conditions:
• May be exposed to noise and noxious fumes with required personal protective equipment;
• May be exposed to the hazards of sharp tools and running machinery;
• May operate fixed and hand-held power equipment;
• May work varied shifts;
• May work outdoors in extreme weather conditions.

Ability to operate the following vehicles or equipment:

• Ability to operate car, truck, fork lift, power tools and other equipment for maintenance work.
• Computer & mobile tablet use will be required

Primary duties and responsibilities:

Preventive/Building Systems Maintenance Primary tasks and responsibilities:
• Perform regularly scheduled preventive maintenance of all building on campus and log findings accordingly.
Have work orders issued on follow-up items.
• Troubleshoot and perform building systems repairs (ex: air handlers) in accordance to work order requests
• Maintain and perform necessary maintenance required for pumps, motors, valves and other associated equipment at each building for the hot and chilled water distribution
• Inspect mechanical rooms and building systems and perform required repairs which may require basic electrical, mechanical and/or plumbing skills

HVAC Primary tasks and responsibilities:
• Troubleshoot and repair heating-related HVAC issues as directed or via work order
• Troubleshoot and repair cooling-related HVAC issues as directed or via work order.
• After diagnosis, work with supervisor to order necessary repair parts and install after receipt. Communicate status of repairs with requestor.
• Assist in the capturing of refrigerants from equipment before disposal or recycling. Track all usage of refrigerants.
