The following description covers the typical duties to be performed and/or assigned: 1. Replace or repair water heaters to include replacing thermostats, upper or lower heating elements, pressure release valves, etc., including all wiring and plumbing necessary to perform complete replacement of unit. 2. Repair and replace circuit breakers, electrical wall outlets, switches, light fixtures, and incandescent and fluorescent bulbs to include rewiring, replacing fuse and ballast, etc.; perform continuity and circuit load tests to locate faulty electrical components; repair or replace faulty components; install new electrical service from panel box to receptacles, as needed. 3. Perform repairs and replacement of electrical equipment such as walkway and parking lot lighting (including wiring, ballasts, and photocells), exhaust fans, door chimes, thermostatically controlled hallway wall heaters and fans, lamps and cords. 4. Repair electric furnaces, air conditioning units and heat pumps to include: identifying problems, replacing worn parts, i.e., relay switches, heating elements, temperature control switches, fuses, capacitors, fan motor, etc.; pull motors and oil; replace filters. 5. Troubleshoot and perform all necessary maintenance and repairs to appliances to include replacement of worn parts and wiring. 6. Repair and replace smoke detectors including wiring; perform functional test of system; troubleshoot problems; replace batteries. 7. Repair and replace apartment access control systems including traditional key, electronic and card access systems; replace broken parts on mortise locks; remove, clean and replace lock cores and cylinders; check combination springs in cores. 8. Perform plumbing repairs to include sweating sleeves and other joints; repair or replace sinks, tubs, faucets, commodes and commode fixtures; repair or replace damaged water lines; free blockage in lines using hand auger, power auger or heavy duty power auger. 9. Install, replace and service garbage disposal units to include wiring, plumbing and clearing clogged units. 10. Perform routine carpentry work (altering or repairing) to include replacing kitchen cabinets, and/or hardware, fix broken drawers, shelves, doors, replace and refinish drywall and base board, caulking and spackling; perform masonry work on patios, brick facade and balconies. 11. Operate power equipment such as power auger, drills, saws, sanders, welding equipment, pressure washers, carpet cleaners, etc. and use assorted hand tools. 12. Maintain inventory of tools and stock materials needed to accomplish work assignments; notify Group Leader – Housing and/or supervisor of need to order material, tools and equipment; interface with vendors; check shipments received against delivery slips for accuracy; perform annual inventory. 13. Mow, rake, trim, weed, plant, seed, fertilize lawns and planting areas; operate tractors, power grounds and snow removal equipment to maintain grounds and remove snow and litter from roads, parking lots, walks, etc. 14. Perform minor repairs on power mowers and tractors; convert equipment for seasonal use and various functions; remove and sharpen mower blades; change oil, lubricants and hydraulic fluid; change tires, belts, brakes, wiper blades, wiper motors, and spark plugs; charge or replace batteries; replace brushes on street sweeper; weld and modify equipment, as necessary; store removed equipment properly. 15. Patch and repair roofs, shingles (asphalt and rubber), valleys, gutters, spouting and fascia as needed; remove debris from roof, gutters, down spouting, drains and dryer exhaust openings. 16. Clean housing units and prepare for occupancy by completing a detailed cleaning of all appliances, floorings, rooms, cabinets, stairwells, storage areas, windows, blinds, fans, sinks and other fixtures; prepare and paint walls, ceilings, inside of cabinets, drawers and vanities. 17. Complete work in a safe manner; keep records of time and materials as directed; report problems to Group Leader – Housing or supervisor; complete all workplace safety training, as required. 18. Read and interpret blueprints, wiring diagrams, service manuals, etc., as needed. 19. Perform special project work as required. 20. Operate University vehicles as required; wash, wax and clean all department vehicles.
