Facilities Management  has an opening for a full-time, State Classified Utility Plant Work Leader position.
Job Summary:
The Utility Plant Work Leader position (Project Planner I classification), will serve as the work leader for the Central Utility Plant (CUP). This position will plan and direct CUP maintenance and repair projects, including job estimating. The Work Leader will develop, refine, and execute the CUP’s Preventative Maintenance (PM) Program. The position will use the department’s Computerized Maintenance Management System (CMMS) MAXIMO, to administer and coordinate CUP Work Order assignment.

All CUP staff must be proficient with major-equipment operating procedures. As a secondary role, the Work Leader may also be assigned “operator” or “rover” assignments. Assignment will require position to independently operate, monitor, service, and repair steam and chilled water equipment, including ancillary systems. Participate in all required training programs. The CUP is a 24/7 operation and employee may be expected to work any shift – days, nights, weekends, or holidays.

This journey-level position requires job experience as described in the Minimum Qualifications. The position will also be expected to obtain the Stationary Engineer’s license, which must be presented no later than 36-months after date of hire. All licensure and training requirements will be provided on the job.

Examples of Work Performed:

Work Planning (20%)

  • Plan CUP maintenance and repair projects, including preventative-maintenance schedules. Identify project priorities with input from plant supervisors. Identify project details and scope of work. Estimate labor and materials needed to complete the job. Prepare project scope of work. Use the department’s Computerized Maintenance Management System (CMMS) “MAXIMO” to communicate work requirements.

Assign and Direct Work (20%)

  • Using the department’s Computerized Maintenance Management System (CMMS) “MAXIMO”, assign work to CUP staff. Provide clarifying direction to staff to clearly communicate expectations. Provide routine follow-up to identify work progress. Communicate with CUP supervisors to identify progress and to address obstacles. Expect direction from supervisors to resolve problems.

MAXIMO Administration (30%)

  • Using the department’s Computerized Maintenance Management System (CMMS) “MAXIMO”, track work progress. Open and close Work Orders as necessary. Develop management oversight reports to communicate work progress. Track work priority and identify challenges to accomplishing maintenance and repair objectives.

Work Follow-up and Inspection (20%)

  • Conduct work follow-up inspections. Complete quality control checks and verification of job completeness.

Plant Operator and Rover Assignment (10%)

  • Operate and monitor steam and chilled water systems and equipment. Adjust capacity to meet load. Use digital control to monitor system performance. Provide maintenance functions as required to ensure reliable CUP operation. This work may occur on any assigned shift.

Salary & Benefits:

  • Hiring Salary Range: $5,040 - $5,572 per month ($60,480 - $66,864 per year)

Qualifications

Minimum Qualifications:

  • At least five (5) years of progressively responsible work experience in a trade-related field such as utility plant, HVAC, plumbing, electrical, building maintenance and repair, construction trade or related.
    • At least one (1) of the five years of experience must have included planning/cost estimating work. Work planning experience must include the use of a Computerized Maintenance Management System (CMMS) to generate Work Orders.
  • Successful completion of a formalized apprenticeship program or higher-level course work from an accredited, non-correspondence, vocational or trades school appropriate to the work assignment may substitute for the required experience on a year for year basis.

Preferred Qualifications:

  • Experience associated with work planning specific to maintenance and repair of boilers, chillers, cooling towers, and similar utility plant equipment.
  • Work planning experience that utilizes MAXIMO work order system.
  • City and County of Denver Stationary Engineer certificate.

Competencies:

  • Knowledge of utility plant operations including the operation of high pressure boilers, centrifugal chillers, medium voltage electrical distribution, and associated ancillary equipment.
  • Experience that demonstrates the ability to manage multiple tasks and work independently with minimal supervision.
  • Experience that demonstrates strong interpersonal skills and the ability to establish rapport with persons of diverse backgrounds.
  • Excellent oral communication skills with the ability to handle stressful situations in a calm and professional manner.
  • Ability to communicate effectively in written form which includes the ability to check for typographical, grammatical and spelling errors.
  • Troubleshooting and problem solving skills.
  • Ability to read and interpret blueprints.
  • Mechanical Ability.
  • Physical Ability.
