DESCRIPTION This role can be located in any state Green Diamond currently has an office, including WA, OR, CA, MS and GA. POSITION PURPOSE The Investment Analyst provides analytical support related to improving Green Diamond’s existing operations, and underwriting proposed acquisitions, divestitures and new business development opportunities for Green Diamond and related entities. The incumbent will conduct investment modeling, forest inventory analysis, and analysis of industry, markets, competitors, internal operations and new business opportunities. In addition, research into new business development areas will be required as needed. It is expected that the Investment Analyst will maintain an independent and objective perspective in support of company operations. Job responsibilities will require frequent interaction with members of the Resource Management Team, the financial team and other operating managers in the divisions. This is a fulltime regular position reporting to the VP of Acquisitions and Business Development. ESSENTIAL FUNCTIONS: (other duties may be assigned) Participate in the analysis and underwriting of major investment decisions, both at the corporate and division level, including timberland transactions, conservation transactions, HBU strategies and non-timber related opportunities. Prepare discounted-cash flow models and other financial analysis in support of potential management actions, primarily related to new timberland acquisitions; provide support in developing underlying key assumptions; and support due diligence efforts as requested, including inventory validation, spatial analysis, property field review, budgeting, and communicating with division staff and outside consultants. Provide analytical, due diligence and market research support for strategic initiatives and ad hoc requests for industry information and analysis as requested. Prepare presentation material for discussion with management, the Board of Directors and special meetings; assemble presentation packages from multiple sources to develop and produce crisp, concise memoranda. Analyze historical commodity log and lumber price trends and assist in development of long-term log price projections for capital-related decision analysis. Conduct analysis of past investments to determine whether anticipated results were realized; analyze the variances; document the learnings. Maintain a current knowledge of competitor actions and emerging industry developments to identify opportunities.
KNOWLEDGE, SKILLS AND ABILITIES Required: Bachelor’s Degree in Forestry, Natural Resources, Sustainability, Environmental Science, or related fields. Advanced degree required, applicable work experience may meet this requirement. Minimum 8 - 10 years operational experience in forestry or other natural resource industry. Thorough understanding of financial concepts, investment evaluation methodologies and terms (e.g. discounted cash flow analysis, capital decision making criteria, cost of capital, etc.). Experience in financial modeling; advanced personal computer skills required, particularly in Excel. Experience with ESRI products, R, and Woodstock strongly preferred. Understanding of forest management and investments factors Demonstrated ability to work with sensitive information and maintain confidentiality. Ability to function in a team environment and influence others not in a direct reporting relationship. Ability to identify pertinent information required by decision makers and make clear, concise recommendations based on facts and data. Strategic and creative thinker, intellectually curious, with a resourceful approach to problem solving. Commitment to superior work product with capacity to manage quality, accuracy and consistency. Ability and confidence to work independently and prioritize assignments effectively. Strong written and verbal communication skills. Strong work ethic, capacity to multi-task, self-motivated, capable of dealing with ambiguity. PHYSICAL REQUIREMENTS/WORK ENVIRONMENT: This position may be located in any state within which the company currently has operations. Normal office environment with moderate noise levels, occasional lifting of up to 25 lbs., regular walking, sitting, bending, twisting, standing and reaching. Travel required to operating divisions to meet with employees and maintain visibility, requiring ability to drive an automobile, walk through forested areas, across uneven terrain and unpaved roads.
