Advertised Job Summary
The Housing Construction and Renovations Project Manager, working under the supervision of the Director of Construction and Renovation for Housing assists with the coordination and management of projects for University Housing and Student Affairs including overall monitoring of contract administration and the planning, design, bidding, construction, and close out phases of project performance.
When assigned, acts as the University Housing client representative. This position has been designated as essential personnel during inclement/hazardous weather and other
emergencies.
Essential Job Duties:
1. Provide oversight, consultation, and support for University Housing construction and renovation projects, and supervise interior designers
2. Manage projects through complete project cycle (predesign meetings, site investigation, schematic design, construction documents, construction administration)
3. Assist the Director of Construction and Renovation by communicating and disseminating information regarding projects
4. Meet with clients and document design criteria and overall project requirements through sketches, meeting minutes and other written communication
5. Communicate and coordinate division project issues with internal and external clients
6. Convey departmental mission, objectives, and standards to consultants, contractors, and project/construction management teams.
7. Maintain knowledge of and implements University and industry requirements, procedures, and standards

Minimum Qualifications
Bachelor’s degree in engineering and 2 or more years of experience, or equivalent

Knowledge of principles and practices of architecture, knowledge of engineering and facility construction and facilities maintenance. Knowledge of an agency’s mission, programs, objectives, organizational structure, the people who manage the work, the processes applicable to government work, and management principles. The ability to interpret and apply rules and regulations; manage work and provide guidance to colleagues; make presentations and prepare reports; manage and prioritize a large and complex work load with short time frames; make decisions with limited information and a strong experience base; resolve problems and communicate outcomes; interpret plans; interact with various levels of personnel; communicate effectively both orally and in writing; use technology; solve problems; utilize conscious decision making; and build teams and involve stakeholders. Knowledge of codes, laws, rules, and regulations governing the construction and/or modification of facilities. Knowledge of principles and practices of effective project management. Knowledge of contractual responsibilities, processes and procedures governed by the AIA contractual agreements (Series A, B and C). Ability to oversee the work of subordinate engineers, architects, or other design professionals. Ability to establish positive working relationships with customers, superiors, subordinates, associates, design and construction consultants, state, local and federal professional personnel and other public and private sector organizations and individuals. Ability to communicate effectively. Ability to prepare, review and revise plans and specifications. Ability to build teams and involve stakeholders.

Under the direction of the Director of Construction and Renovation, provide oversight, consultation, and support for University Housing construction and renovation projects, and supervise interior designers from Housing by providing direction, leadership, motivation, and on the job training; reviewing their work assignments and holding them accountable to satisfactory performance; discussing work performance with appropriate management personnel; completing Employee Performance Management System documents of direct reports; ensuring that work tasks are performed in a safe, productive, and cost effective manner; and ensuring the accurate submission of any applicable records and time.

Field questions related to assigned projects. Effectively work with Construction Services team members to resolve construction issues as they arise. Verify construction compliance with construction documents through site visits. Develop punch lists and verify items are completed and record through written communication and photographs. Documents change (Requests for Information, Change Directives, etc.) and verifies schedule and cost impacts as required.

Develop and oversee all routine and emergency communications required to advise students and staff of any work associated with the University Housing Master Plan or campus projects occurring within or adjacent to the residence halls. Prepare written summaries for distribution to ensure departments with interest/property in the areas of University Housing projects are kept informed. Serve as liaison between the University Housing and consultants/contractors when directed by the Director of Construction and Renovation. Represent the larger interest of University Housing regarding construction, planning, and infrastructure. Participate in departmental meetings.
