Job Description

The Capital Programs Management Group (CPMG) under the umbrella of Facilities Development and Management (FDM), seeks a Project Manager to perform work of considerable difficulty in managing complex projects from inception through project close out for new University facilities and for modifications, alterations, and repairs to existing facilities.

Essential Duties

Serve as the University’s main point of contact and coordinator of internal team members as well as outside consultants and contractors for assigned projects. Lead and coordinate the team members during the life of a project. The Project Manager must be able and willing to effectively play a lead role as well as a supporting role with other internal team members during various phases of a project. Ensure the timely, accurate, and comprehensive documentation of the processes followed, information gathered, decisions made, and milestones passed throughout the life of the project. Attend, document, and participate in meetings. Document and follow up on meeting decisions and action items. Manage project documentation in a timely, accurate, and comprehensive manner. Monitor design and construction progress.  Hold consultants and contractors accountable to deliver services per contract. Ensure project compliance with contracted documents. Coordinate with University departments and others regarding the procurement and installation of furniture and contracted equipment, telecommunications equipment, interior signage, moving services. Conduct building observations which requires walking, climbing stairs and ladders, and walking on uneven surfaces. Prepare estimates for projects. Read plans and specifications. Calculate mathematical calculations and use computer applications. Oversee construction documents and construction. Communicate with architects, users, building occupants, trades staff, contractors and administrators regarding progress. Communicate effectively both verbally and in writing.

DAYS AND SCHEDULE: Monday-Friday 7:00am – 4:00pm


Minimum Qualifications

Bachelor's degree in Architecture, Construction Technology/Science, Engineering, or related field AND three (3) years of professional design and construction administration experience, which includes one (1) year of project management experience; OR, Seven (7) years of professional design and construction administration experience, which includes one (1) year of project management experience; OR, Any equivalent combination of experience and/or education from which comparable knowledge, skills, and abilities have been achieved.


Desired Qualifications

Evidence of:

  • A degree in Construction Management, Architecture, Architectural Engineering, Engineering, Facilities Management or equivalent.  
  • Registered Architect or a Professional Engineer License, desired.  
  • Certified Construction Manager (CCM)
  • LEED Green Associate or LEED AP
  • Project Management Professional (PMP)
  • CSI Certification
  • Effective written and oral communication skills to address a wide variety of audiences. 

Experience in:

  • The design and construction of commercial / technical projects from $50K to $3M. (5 years).
  • Project Management in a college, university, institutional, municipal, commercial or similar setting and/or working on higher education or similar campus projects and building types.
  • New construction and/or renovations to research and /or laboratory facilities.
  • Leading teams of designers, contractors and subcontractors on design and construction projects.
  • Contracting delivery processes; CMAR, Job Order Contracting, Design/Bid/Build.
  • Balancing customer expectations with project reality.
  • Managing a variety of projects concurrently, of various scopes and complexities.
  • Using resilience, diplomacy, influence, relationship building, and problem solving skills in a variety of situations.

Demonstrated knowledge of:

  • Structural, Mechanical, Electrical or Process Piping Systems.
  • Lean Design & Construction / Process Improvement
  • OSHA 10 / 30
  • Project management tools / software: PMWeb, Planview, Bluebeam etc.  Blue Prints/construction drawings.
  • The principles of architectural design, mechanical, electrical and plumbing systems, construction industry practices and procedures, sustainable best practices in construction industry,  construction documents, and applicable construction codes and land use ordinances.

Working Environment

Activities can be performed in a regular, climate controlled office setting subject to extended periods of sitting, standing, walking at job sites. Required to stand for varying lengths of time and walk moderate distances to perform work. Occasionally participate in field work which requires accessing paved, rocky or uneven areas and exposure to dirt, dust, extreme temperatures and inclement weather.  Visual acuity and manual dexterity associated with daily use of desktop computer; bending, stooping, reaching and lifting up to 20 pounds. Ability to communicate verbally, read, write, see and hear to perform essential duties of the job. Regular review of completed tasks. Drive University vehicle.

This position is located at the University Services Building, 1551 S. Rural Road, Tempe, AZ (on Rural Road south of Apache Blvd).

Must possess a valid Arizona driver's license upon employment and maintain throughout employment.  A Department of Motor Vehicle search will be conducted.  Post-offer of employment, selected candidate must possess an acceptable driving record which is 5 or fewer points in the most recent 39 month period from date of hire.

This position is dependent on the continuation of funding from a specific source other than state appropriations.  As such, this appointment may terminate when the funding is no longer available.
