The Preventative Maintenance I and II positions are valued team roles in which to apply your skills and learn new ones. These positions provide a chance to use and develop a wide array of technical knowledge and experience. Under the general direction of a Service Manager, these positions perform scheduled preventative maintenance tasks and minor repairs on heating, ventilating, air conditioning, kitchen equipment, lighting, and other mechanical, electrical, and plumbing systems.

Duties and Responsibilities
  • Perform specific PM-Team assigned preventive maintenance work. Typical systems will be HVAC, steam, commercial refrigeration, kitchen equipment, chilled water, cooling water (towers), lab, medical, and process air, vacuum, etc.

  • Perform system inspections, document conditions, and communicate the need for follow up actions.

  • Perform minor mechanical, electrical and plumbing repairs such as, but not limited to, rebuilding faucets and flush valves, relamp fixtures, replacing belt sheaves, etc.

  • Perform minor repairs to building finishes such as replacing ceiling tiles, cleaning lighting fixtures and air supply & return grilles, etc.

  • Take and record readings of gauges, meters, instruments and site glasses.

  • May be responsible for performing water chemical and quality tests, analyzing results and adjusting chemicals accordingly.

  • May be responsible for assessing and reporting overall systems and equipment condition.

  • Be highly receptive to training in order to develop proficiencies in each of the areas listed below under “Preferred” skills and knowledge.
Required Knowledge, Skills and Abilities
  • High school diploma
  • Valid driver’s license with a satisfactory driving record
  • 1-3 years of experience working in a related facilities, field service, or custodian/maintenance position
  • Ability to read and understand work orders, preventative maintenance tasks, check lists, equipment operations and maintenance manuals, specifications, material safety data sheets, equipment prints and diagrams, sketches, and floor plans
  • Operate basic computer programs used in tracking and executing preventative maintenance work and programs
  • Must be able to work at heights using Ladders and aerial work platforms such as scissor lifts, and telescoping lifts
  • Must be able to pass a standard half face mask respirator Fit-Test, and work for extended periods in the associated environment/working conditions for internal fan plenum and coil cleaning.
Preferred Knowledge, Skills and Abilities
  • Knowledge of basic principles of preventative maintenance to include a wide range of components and systems such as cooling towers, water lines, steam systems, pneumatics, fluid uses and levels, belts, tensioners, filters, and shaft alignment, heating, ventilation and air conditioning equipment and operation, (boilers, steam generators, steam traps, air handlers, terminal units, air conditioning units, exhaust fans, dampers, motors, actuators, etc.)
  • Experience in maintenance & basic repairs of mechanical, electrical and plumbing systems and knowledge of operational principles, control strategies, and theory of operations for each.
  • Grasp of routine maintenance and operations of swimming pool filtration equipment, systems and chemical treatment
  • Basic knowledge of common federal, state and local codes and regulations pertaining to preventative maintenance of systems and equipment
  • Understanding of occupational hazards and safety precautions of the trades and adherence to safety procedures such as lock-out tag-out fall protection and use of personal protective equipment.
  • Successful completion of related technical courses
