Description:

The Facilities Services Department  at the University of Colorado Colorado Springs (UCCS)  seeks a highly motivated individual for the position of Pipe/Mech Trades II.This position is accountable to the Structural Trades III, Building Maintenance Supervisor. The purpose of this position is to operate, monitor, and repair DDC and pneumatic controls, light commercial refrigeration equipment, kitchen equipment, Heating Ventilation and AirConditioning (HVAC), and associated hardware for all UCCS Residence Life and Housing and Auxiliary (non-housing) facilities. The workload is driven by requests through the work request / work order system, the preventive maintenance schedules and by projects. Performs routine and preventive maintenance on various mechanical, related electrical equipment, DDC and pneumatic controls in heating, cooling and refrigeration systems. Responds to emergency calls pertaining to HVAC, refrigeration problems, DDC and pneumatic controls and plumbing emergencies throughout the Residence Life and Housing and Auxiliary (non-housing) buildings. This position assists in maintenance of Residence Life and Housing and Auxiliary (non-housing) buildings using HVAC, plumbing, electrical, and general maintenance skills to ensure proper safety and completion of work performed. Position will provide good customer service to students, faculty, staff and external customers. This position supports campus sustainable principles and practices. Employee strives to improve operational performance by evaluating decisions using the sustainability “lens”. As essential personnel, this position will be required to remove snow and ice when seasonal conditions require it and respond to other campus emergencies if needed / required.

The key responsibilities include:

Routine and Requested Maintenance

  • Inspects, analyzes, repairs and / or replaces, cleans, adjusts and calibrates kitchen equipment, electronic and refrigeration controls, equipment and components for HVAC systems.
  • Submits / enters data, schedules and performs routine / requested maintenance tasks meeting department objectives on various mechanical, related electrical equipment, DDC and pneumatic controls in heating and cooling systems, pumps, motors, belts, and filters with work orders within the WebTMA work request / work order systemand the Residence Life and Housingwork request / work order system.
  • Demonstrate timely communication with customers on RM work orders of any additional work order information or status changes that may impact workspaces or customers directly.
  • Ensures customer is notified of work completion.
  • Enters, documents, prioritizes, and completes work orders in a timely manner.
  • Work will comply with all applicable codes (IBC, IMC, etc.), University, department, state and federal regulations.
  • Diagnoses breakdowns in equipment and devises aplan for correcting problems.
  • Installs, repairs, replaces or rebuilds valves, pumps, water heaters, boilers, water distribution, drain, waste, vent, gas, compressed air and vacuum lines.
  • Request parts for repair and replacement.
  • Repairs and maintains condensate drain lines, traps and water valves for chillers, refrigerators and other HVAC equipment.
  • Responds to emergency calls, making diagnosis, recommending corrective action and making repairs as determined.
  • Documents and records system equipment information for data records within the WebTMA work request / work order system.
  • Conducts work in a safe manner.
  • Monitor, operate, and maintains Direct Digital Controls (DDC) systems, pneumatic controls, centrifugal, reciprocating air conditioners, split coil air conditioners and reclaim refrigerants.
  • Oversee implementation of and changes to the campus Building Automation System (BAS) and HVAC controls to optimize occupant comfort with energy consumption.
  • Includes modifying control system software, developing reports, trends, etc.; monitoring building and equipment alarms and responding accordingly; coordinating and prioritizing tasks for BAS contractors including warranty items, preventative and corrective maintenance issues.
  • Possession of a current CFC Universal certificate and a Mech IV License or acquired within one year of date of hire.
  • Drives department vehicles and uses appropriate equipment to support these activities.

Predictive and Preventative Maintenance

  • Proactively inspects mechanical rooms, pipe chases, bathrooms, and other rooms equipped with mechanical and plumbing equipment, DDC and pneumatic controls, light commercial refrigeration equipment, Heating Ventilation and Air Conditioning (HVAC) equipment, and associated hardware.
  • Proactively determines that heating, cooling, ventilation, pneumatic and plumbing systems are in proper working condition and at proper temperature to provide for freeze protection.
  • Schedules and performs predictive / preventive maintenance tasks meeting department objectives on various kitchen equipment, refrigeration equipment and controls, mechanical, related electrical equipment, DDC and pneumatic controls in heating and cooling systems, pumps, motors, belts, and filters with PM work orders within the WebTMA work request / work order system.
  • Enters, documents, prioritizes, and completes PM work orders in a timely manner. Work will comply with all applicable codes (IBC, IPC, etc.), University, department, state and federal regulations.
  • Works with Facilities Services leadership in identifying PM / RM controlled maintenance projects.
  • Participates in monthly building maintenance assessments.
  • This includes routine inspections of mechanical, refrigeration, kitchenand plumbing equipment.
  • Submits / enters data into the WebTMA work request / work order system.
  • Ensures the WebTMA system is being correctly utilized daily, monthly,and yearly to manage and document work tasks.
  • Monitors, inspects and replenishes water treatment in closed and open loop systems. 

Service / Project Support

  • Puts together bids / estimates from various supply distributors and vendors for maintenance / repair projects.
  • Recommends process improvements and / or equipment recommendations for more efficient operation.
  • Assist Facilities Services leadership with financial planning / decisions, invoice review /approval for payment, contractor work approval,etc. for related maintenance / repair projects.
  • Schedule and coordinates most efficient and / or productive means of completing the task at hand.
  • Provide support for small / large projects including reviewing drawings, specifications and control "sequence of operations" to ensure design meets applicable codes and University guidelines / standards.
  • Coordinate outages related to projects, perform quality assurance inspections, attend project walk-throughs and assist with new system startup / commissioning as required.
  • Effectively responds to and communicates with customer’s using the WebTMA work request / work order system, the Residence Life and Housing work request / work order system,phone, email and face-to-face methods.

Essential Personnel

  • Provide services that relate directly to the health, safety, and welfare of the campus, ensure continuity of key operations, and maintain and protect campus properties.
  • Responds to emergencies on campus related to loss of power, fire, flooding, HVAC breakdowns or safety and security actions.
  • Participates in seasonal snow removal and ice mitigation using hand and motorized devices.
  • Drives trucks and other snow removal vehicles to meet service requirements as directed by Facilities Services leadership.

Professional Development

  • Meet 16 to 23 hours or more of trade specific training annually.
  • Maintain, renew, or recertify licenses and certifications.

Other Duties as Assigned

  • Work of a similar nature to the other specific duties assigned.

Qualifications

 

Minimum Qualifications:

  • 3 years or more of experience in an occupational field related to the work assigned; or Appropriate education or successful completion of a formalized apprenticeship program will substitute for the required experience on a year-for-year basis.
  • Must possess a valid driver's license.
  • Must be a Colorado Resident.

Preferred Qualifications:

  • 5 years or more of experience in an occupational field related to the work assigned.
  • 1 or more years' experience in an Essential Personnel role.
  • 2-3 years experience in a commercial setting such as a university or hospital.

Physical Requirements:

Exert up to 100 lbs of force occasionally and or up to 50 lbs of force frequently, and/or up to 20 lbs of force constantly to move objects. While performing the duties of this job, the employee is frequently required to kneel, crouch, crawl, stoop, and reach.
