Primary Purpose of Position
The Maintenance Supervisor is an integral part of the daily operations of the Popp Martin Student Union at UNC Charlotte. He/She is primarily responsible for the development, administration, and management of staff and students in the Maintenance Department, as well as oversight of all related preventive maintenance tasks, work requests, and other projects as assigned in the Student Union. He/She also serves as a resource to the Cone University Center for maintenance issues. He/She serves as a member of the Student Union Facility Maintenance Team and participates in all departmental initiatives and developmental activities. He/She is responsible for identifying resources and making recommendations for the repair or replacement of facility components and equipment that best meet the needs of the Student Union, as well as promoting outstanding customer service to all constituents.
Minimum Education/Experience
Required Minimum Qualifications:
High school diploma or equivalency and two years of experience in trade(s) areas assigned; or equivalent combination of training and experience.
University Preferred Qualifications:
Completion of high school and two years of experience in the performance of the full range of journeyman level tasks associated with the trade(s) areas related to the position’s role; or an equivalent combination of education and experience.
Essential Job Duties
  • Responsible for the development, administration, and management of staff and students in the Maintenance Department, as well as oversight of all related preventive maintenance tasks, work requests, other projects as assigned in the Student Union.

  • Conduct regular building inspection tours, including interior spaces and building perimeter, placing special emphasis on physical condition (maintenance needs, risk management issues, items for future attention, etc.), and work with the Senior Associate Director to initiate needed updates/repairs.

  • Coordinate and manage human resource functions for two (2) direct reports, and 1-2 Maintenance Student Employees.

  • Seek and implement staff development opportunities, including staff training and recognition programs. Counsel staff for career development, technical and trade skill enhancement, and recommend opportunities for growth and advancement.

  • Work within routine safety, maintenance, repair and inspection schedules. Respond to all in-house maintenance requests, making referrals to Facilities Management as necessary.

  • Oversee the assigned and approved construction projects of the Student Union facilities to ensure all items of the contract are being met, serving as the liaison between the facilities and the contractor.

  • Oversee computerized mechanical systems to maintain appropriate temperature settings and operation on daily and “as needed” basis, or alert Facilities Management on issues unable to adjust in-house.

  • Manage all maintenance supply inventories. Maintain a listing of all items in inventory. Coordinate replenishment to ensure parts and supplies are available when needed.
Other Work Responsibilities
  • Identify resources and make recommendations for the repair or replacement of facility components and equipment that best meet the needs of the Student Union, as well as promoting outstanding customer service to all constituents.
  • Design and create a scope and budget and draft plans for all in-house renovation projects.
  • Act as liaison with Facilities Management departments, contractors, and vendors.
  • Create Facilities Management work orders or purchase requisitions for repair items that cannot be completed in-house and notify the Senior Associate Director, Popp Martin Student Union, for approval.
  • Serve as a resource to the Cone University Center for projects and maintenance items.
  • Maintain all vehicles in coordination with Facilities Management preventative maintenance schedules, keeping them fueled, cleaned and maintained at all times.
  • Assist the Senior Associate Director with performing regular assessment activities related to preventive maintenance, potential projects, environmental controls, facility services, and other areas crucial to the success of the department.
  • Coordinate and maintain all maintenance storage areas. Determine the status of all equipment and timelines for storage. Maintain a listing of items in each storage area and inform Senior Associate Director, when they are near capacity.
  • Assist the Senior Associate Director in developing the annual operating budget (labor, equipment, supplies, and, contracted services).
Departmental Preferred Experience, Skills, Training/Education
  • Leadership experience in overseeing full-time and/or student employees.
  • Proven ability to develop effective team dynamics and/or training programs.
  • Proficiency in managing work order systems and/or building system software.
  • Strong organizational skills with attention to detail.
  • Experience in student-centered environments.
