Orange Coast College (OCC) is seeking equity-minded individuals for a classified employee role as a Maintenance Specialist Team Leader under the Administrative Services Wing, as part of the Maintenance and Operations department.

Summary
Coordinates and serves as an assignment leader to a labor-intensive team on preventative, repair and modernization, and capital projects at all District properties, and performs a variety of skilled construction, alteration, maintenance, and repair of facilities, buildings, and venues.
 
Distinguishing Career Features
The Maintenance Specialist Team Leader is a skilled, journey-level specialist that is overseeing and participates with one or more teams of skilled and semi-skilled specialists where the assignments are quite labor intensive. The Maintenance Specialist Team Leader has skills and credibility with fellow skilled staff, can prioritize projects and services, conduct quality assessments of work-in-progress and completed assignments, train team members, and apply considerable knowledge of construction trades, building, and infrastructure maintenance. Advancement to this level requires the ability to lead and participate with teams of four or more maintenance specialists.
Essential Duties and Responsibilities
Specific duties may vary among departments, divisions, and jobs. Incumbents typically perform a substantial portion or all of the following types of duties, as assigned:
  • Assists a supervisor/manager with day-to-day organization, staffing, and operational activities for maintenance projects including construction, maintenance, and repairs.
  • Studies work orders, urgent assignments, and preventative maintenance to optimize the use of assigned team members. Performs visual inspections of work requests to verify scope and the skills and materials needed to be efficient. 
  • Receives and analyzes project and work order assignments. Assembles maintenance team(s) to projects and services and participates in evaluating work performed. Reinforces training in safe work methods. 
  • Implements assigned work plan responsibilities and projects for maintenance activities. Assigns and participates in completing work activities and projects. Assesses the quality of work results, products, methods, and procedures. 
  • Identifies and proposes opportunities for improving service delivery methods and procedures. Seeks suggestions from team members and reviews with management staff. Implements approved improvements. 
  • Coordinates maintenance activities with other departments and outside organizations. Schedules and oversees preventive maintenance programs. 
  • Prepares cost, time, and labor estimates. Assists in the preparation of plans and bids for construction projects. May oversee some contracts for the department.  
  • Attends, participates, and may deliver topics for safety meetings, in-service, and other forms of training. May attend departmental planning and review meetings. 
  • Processes project-related expenses for approval, ensuring proper use of labor and materials. 
  • Oversees and participates in activities for compliance with appropriate laws, codes, and regulations. Participates in implementing environmental projects such as, but not limited to, asbestos, hazardous materials, and energy management programs. 
  • Performs the duties as a skilled Maintenance Specialist on a regular basis. 
  • Performs other related duties as assigned that support the objective of the position.
  • Required to abide by all District policies and procedures including Board Policy 3050 – Code of Professional Ethics. 


Qualifications and Physical Demands

Knowledge and Skills

  • The position requires in-depth knowledge of building maintenance and operations. 
  • Requires working knowledge of practices and principles for the installation, operation, maintenance, and repair of structures and projects involving a combination of skills such as but not limited to, flooring, roofing, structural, lighting, carpentry, masonry, painting, lock systems, welding, and mechanical systems. 
  • Requires working knowledge of the uniform building codes affecting public schools and regulations for accommodating disabled persons. 
  • Requires knowledge of the rules, regulations, and safety orders for occupational safety and health as applied to the construction, operation, and maintenance of buildings. 
  • Requires skills in preparing reports, cost estimates, and correspondence. 
  • Requires sufficient human relations skills to lead a small team of co-workers, conduct skills training, critique performance, quality, and safety, and work productively with other teams and customers.
Abilities
  • Requires the ability to perform the essential responsibilities and functions of the position. 
  • Requires the ability to organize, lead, and perform work assignments in the field and optimize the utilization of staff. 
  • Requires the ability to establish and maintain productive work relationships with other maintenance skill areas, departments, and contractors. 
  • Requires the ability to perform skilled maintenance, and operate vehicles, equipment, and tools used in maintenance and operations of District facilities. 
  • Requires the ability to read and understand blueprints, plans, and schematics. 
  • Requires the ability to observe safe work habits and inspect work results to established specifications. 
  • Requires the ability to be an advocate for the department’s productivity goals and for the capabilities of the team.
Physical Abilities
  • The general physical demands, working conditions, and essential job functions associated with this classification will be kept on file with the Office of Human Resources.

  • The position typically requires a High School diploma, apprenticeship in skilled and technical trades, and five years of increasing responsibility in building maintenance and operations.

Licenses and Certificate
  • The position requires a valid Class B driver's license and the ability to obtain a First Aid/CPR certificate.
Work Conditions
  • Work is performed indoors and outdoors in extreme weather conditions where significant safety considerations exist from full-body physical labor and handling of medium-to-heavy weight materials.

(In-House Only) This is a permanent, general-funded, full-time (40 hours per week), 12-months per year classified position.  The normal hours of work will be Monday through Friday from 7:00 am to 3:30 pm, with the flexibility to occasionally work extended hours and/or weekends, if necessary, to meet the department's needs.  The effective date of employment will be arranged with the supervisor.   The District provides medical, dental, and vision insurance for the employee and eligible dependents and life insurance for the employee. (Salary Schedule:  EE-120)

Pay Philosophy:
