Work Schedule
7:00am – 3:30 pm; Monday – Friday with occasional evening and weekend hours required, as necessary.
Mandatory Position
This position is designated as ‘mandatory’ and, when contacted to report to work, its incumbent is expected to reach the building as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.
Primary Purpose of Position
Develops and manages the programs governing reliability-centered maintenance, preventive maintenance, conditions-based maintenance, and reactive maintenance. Ensures they are optimally integrated to increase reliability and presentation of all facilities and systems.
Minimum Education/Experience
Required Minimum Qualifications:
Bachelor’s degree and one year of experience related to the area of assignment; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.
University Preferred Qualifications:
Graduation from a four year college or university and at least three years of program associate experience; or an equivalent combination of training and experience.
Essential Job Duties
  • Have knowledge and experience with the maintenance of some of the following facilities systems: mechanical, electrical, plumbing, refrigeration, building interiors, building envelopes, fire protection systems, access control systems, and lab and dining equipment.
  • Develop and implement the concepts and practices of reliability-centered maintenance (RCM), conditions-based maintenance (CBM), ongoing commissioning and preventative maintenance (PM) for university facilities maintenance.
  • Develop maintenance management processes for the Computerized Maintenance Management System.
  • Develop and recommend the employment of condition monitoring techniques including vibration analysis, ultrasonic, thermographic, and oil analysis, and the use of standard building automation systems.
  • Facilitate Failure Mode and Effects Analysis with maintenance personnel.
  • Facilitate Root Cause Analyses with maintenance personnel.
  • Create and manage Preventive Maintenance procedures and schedules in the Computerized Maintenance Management Systems.
  • Develop and implement ongoing building commissioning processes for maintenance shops.
  • Perform other duties as assigned.
Other Work Responsibilities
  • Knowledgeable in State and/or Federal regulations for facilities maintenance across all trades.
  • Develop presentations and infographics to portray and market maintenance program information to supervisors, technicians, executives, and customers.
  • Recommend strategies for improving maintenance quality to the director.
  • Meet with customers to determine gaps in maintenance programs and develop solutions.
  • Create and manage metrics directly related to the efficiency and effectiveness of maintenance programs.
  • Train and arrange training for supervisors and technicians on maintenance program policies, processes, and procedures.
  • Write Standard Operating Procedures and policies to guide the implementation of maintenance program methodologies.
Departmental Preferred Experience, Skills, Training/Education
  • Graduation from a two-year college and 5 years’ experience in facilities maintenance or equivalent education and experience.
  • Skilled in the use of spreadsheets and a Computerized Maintenance Management System to manage maintenance and analyze performance.
  • Possess a basic understanding of building design and overall commercial building equipment and maintenance.
  • Have knowledge and experience with the maintenance of some of the following facilities systems: mechanical, electrical, plumbing, refrigeration, building interiors, building envelopes, fire protection systems, access control systems, and lab and dining equipment.
  • Develop and implement the concepts and practices of reliability-centered maintenance (RCM), conditions-based maintenance (CBM), ongoing commissioning and preventative maintenance (PM) for university facilities maintenance.
  • Develop maintenance management processes for the Computerized Maintenance Management System.

  • Knowledge and experience with Reliability Centered Maintenance and Preventive Maintenance.
  • Knowledge and experience with continuous building commissioning procedures.
  • Experience with the use of condition monitoring techniques including vibration analysis, thermography, ultrasonic, oil, and motor analysis as well as the use of a building automation system to detect and diagnose equipment failure modes.
  • Experience writing Standard Operating Procedures.
  • Experience training maintenance technicians.
  • Experience managing facility maintenance on a university campus.
  • Facilitate Failure Mode and Effects Analysis with maintenance personnel.
  • Facilitate Root Cause Analyses with maintenance personnel.
  • Create and manage Preventive Maintenance procedures and schedules in the Computerized Maintenance Management Systems.
  • Develop and implement ongoing building commissioning processes for maintenance shops.
  • Experience with spreadsheets and data analysis.
  • Perform other duties as assigned.
