Position Summary:

Dining Services

 Responsible for providing a wide variety of skilled maintenance tasks, such as electrical, HVAC, plumbing, door repairs, commercial kitchen equipment, welding, wall repair, preventative maintenance and, painting in a commercial facility. Name and Payroll Titles of Employees Supervised Job Description First Essential Function Percent of Time: 45% COMMERCIAL KITCHEN EQUIPMENT: A. Perform repairs on all food services equipment in all dining locations. Equipment includes freestanding and built in split-system refrigerators, freezers, ice machines (does not include refrigerant gas systems). Low pressure boilers, steam compartments, natural gas fired ovens, cooktops, deep fryers, pizza ovens, convection ovens, and woks. Maintain and repair natural gas safety system for kitchens. Maintain and repair electrical kitchen hood wash systems and exhaust system for hood. HEATING, VENTILATION AND AIR CONDITIONING (HVAC): A. Repair and maintain air handlers and fan coil units by lubing or replacing motors, belts, bearings, shelves and mounts. Maintain and repair exhaust systems by lubing or replacing motors, adjusting or replacing belts, repairing or replacing mounts and lubing or replacing bearings. Maintain, calibrate or replace pneumatic devices in HVAC system, such as, thermostats, controllers, actuators, and dampers B. . Second Essential Function Percent of Time: 30% ELECTRICAL: A. Diagnose and repair circuits and equipment up to 250 volt three phrase. Install new electrical circuits from 110 volt single phase to 250 volt three phase. Install new lighting fixtures, upgrade existing lighting systems. Install new time clock and photocell circuits, replace existing time clocks and photocells for outside lighting control. Diagnose and replace electrical appurtenances such as outlets and switches. Replace light bulbs, fluorescent tubes, ballasts and transformers.? PLUMBING: A. Make repairs to plumbing systems including toilets, urinals, sinks, faucets and flush valves. Replace, as needed, valves, angle stops, toilets, sinks, urinals and fittings, including soldering of copper piping systems from in to 2 inch. Install new plumbing systems including potable water, waste lines, and vent lines. Inspect, adjust and/or replace trap primers, flush valves, mixing valves, and water hammer devices. Re-route natural gas lines as needed to supply equipment in kitchens and caf. Install and maintain water treatment systems for food services equipment. Clear drain lines stoppages in lines from 1-1/2 to 4. Third Essential Function Percent of Time: 20% GENERAL BUILDING MAINTENANCE: A. Make repairs to drywall by patching of holes and replacement of sections of drywall. Repairs include mudding, taping, texturing, priming, and painting to match existing. B. Make repairs to wood sheathed walls by patching holes, replacing moldings and sections of wood. Repairs include prep and staining of repairs to match existing. C. Prep and paint interior and exterior metal surfaces, such as bathroom dividers, handrails, and exterior decorative metal work. Paint to match existing, offices, hall and conference rooms. Paint to match existing, interior and exterior handrails and stucco walls. D. Weld motor mounts, casters, legs, food service equipment, and outdoor metal furniture. On occasion, welding includes, design and fabrication of metalwork for special projects. E. Assist in rearranging office systems. Repair office furniture such as desk, and chairs. Install locking pads on desks for computer security. Repair lounge furniture. F. Replace or repair cove base, ceramic tiles on floors and walls including grouting and sealing. Replace existing vinyl floor tiles. G. Make minor repairs to visible concrete including color match where needed and concrete sub-flooring for floor treatments. H. Replace elastomeric sealants at expansion joints, column bases and base of walls throughout the building. I. Install art show in Center Hall Gallery on a quarterly basis. Install permanent art throughout the building. J. Repair or replace door hardware, including drop rods, panic devices, overhead and in floor closures, replace hinges and adjust doors for proper closing. Diagnose and repair electro-pneumatic handicap door access buttons and actuators. Remove and replace doors as repairs dictate. K. Repair custodial equipment including floor machines, commercial vacuums, wet and dry vacuums, carpet blowers, pressure washes, and back pack vacuums. L. Maintain shop and tools in clean and safe condition. M. Additional projects as assigned. PREVENTATIVE MAINTENANCE: A. Perform preventative maintenance to air handlers and fan coil units by lubing or replacing motors, belts, bearings, shelves, and mounts. Replace filters on a predetermined schedule. Maintain and repair exhaust systems by lubing or replacing motors, adjusting or replacing belts, repairing or replacing mounts and lubing or replacing bearings. Maintain, calibrate or replace pneumatic devices in HVAC system, such as, thermostats, controllers, actuators and dampers. Lubricate and repair, as necessary, hydronic pumps for hot water building heating system. B. Perform preventative maintenance and repairs on food service equipment in kitchens and servery areas. Equipment includes freestanding and built in split-system refrigerators, freezers, ice machines, but does not include refrigerant gas systems, low pressure boilers, steam compartments, natural gas fired ovens, cooktops, deep fryers, pizza ovens, electrical kitchen equipment, such as, bani-mares, food-thermalizers, hot tables, cold tables and hot holding boxes. This includes chemical cleaning of boiler pressure vessels, cleaning pilot orifices, lubing and adjusting doors, replacing gaskets, repairing electrical connections, replacing heating elements. C. Perform preventative maintenance of plumbing systems including toilets, urinals, sinks, faucets, flush valves, gate and ball valves, angle stops, toilets, sinks, urinals, and fittings. Inspect, adjust and/or replace trap primers, flush valves, mixing valves, and water hammer devices. Fourth Essential Function Percent of Time: 5% ADMINISTRATIVE/SUPERVISORY A. Perform daily inspection of all indoor/outdoor walls, floors, ceilings, and lighting. List conditions for further work. B. Assist manager with inventory of maintenance supplies and ordering of parts and supplies. C. Attend weekly Maintenance Engineering Team meeting to determine priorities and suggest more appropriate means for task completion. D. Log preventative maintenance work orders when complete in Preventative Maintenance Binders. E. Daily work orders, work with manager to properly execute work orders, and log time, material, and progress. Other Working Conditions Skills, Knowledge and Abilities Required: Minimum of two years experience in a broad range of skilled maintenance tasks.? Demonstrated mechanical ability.? Ability to do basic arithmetic calculations.? Ability to make electrical and plumbing installations and repairs.? Demonstrated ability in repairing building finishes, furniture and small equipment.? Ability to work with little direct supervision.? Ability to operate a variety of power hand tools, and stationary power tools, such as bench grinders, drill presses, and table saws.? Ability to summarize in writing work performed.? Ability to work well with staff and the general public.? Ability to supervise the work others.
