Position Objective

The Maintenance Mechanic 4 provides HVAC troubleshooting and repair, electrical, carpentry, plumbing services, and other general maintenance support to all the buildings at the Lakewood and South Hill campuses as well as the Lakes HS tower facility. 
The Maintenance Mechanic 4 is represented by the International Union of Operating Engineers, Local 302. 
This position is overtime eligible.

Duties and Tasks (Essential Functions)

Provide HVAC and electrical support to the campuses 

  • Troubleshoot room temperature issues and resolve them.
  • Troubleshoot, repair, and maintain heating/cooling equipment and building automation controls.
  • Assist in managing the HVAC controls with occasional assistance from outside contractors to maximize the efficiencies of the controls systems.
  • Repair or replace light fixtures, wall switches, fuses circuit breakers as well as minor wiring issues.
Perform maintenance and repair of buildings in the areas of plumbing systems and carpentry 
  • Install wall fixtures and adjust and repair doors and door closers.
  • Build walls, repair/replace flooring, walls, and wall coverings, and paint surfaces to match existing colors.
  • Repair wooden casework and furniture.
  • Clean drains, repair plumbing fixtures, replace plumbing fixtures, and repair and replace water and waste lines.
Provide support of the plumbing systems and rolling stock maintenance 
  • Assist in identifying needs and ordering plumbing supplies, fixtures, and materials to perform tasks on a daily basis.
  • Oversee the maintenance and repair of any assigned rolling stock and keep it in a safe, clean, and fully functional condition at all times. Work collaboratively with and train CPTC maintenance workers.

  • Respond to emergency call outs to return the campus to its normal state as quickly and efficiently as possible.
Administrative functions, training and college support 
  • Initiate and complete work orders, Time and Leave Reports (TLRs), Leave of Absence forms and other documents as required.
  • Interact with contractors and vendors, research solutions to problems, maintain competency in equipment, fixtures and procedures in the areas that work is performed.
  • Monitor, track and report hazardous material disposal to appropriate State agencies.
  • Attend and actively participate in department/division meetings and training.
  • Attend and actively participates in college-wide functions, training, professional development and in-service days as required.
Perform other duties as assigned

Minimum Qualifications

  • High school diploma or GED. 
  • Four years of recent experience in general building and/or equipment maintenance.
  • Valid Washington State Driver’s license vehicle insurance and safe driving record.
  • Minimum of 160 hours of professional development in maintenance or management training within the last ten years.
  • Current First Aid Certificate.
  • Experience with moving and hauling equipment and furniture.
  • EPA Universal refrigeration certificate.
  • Must be able to speak, read and write English fluently.

Preferred Qualifications

The experience/skills listed below are great if you have them, but are not required for the position!

  • Successful completion of at least a two-year technical and/or trade school program in maintenance trades.
  • Computer training in Windows-based applications.
  • Recognized journey-level certification in one or more of the following areas: structural, mechanical, electrical.
  • Basic 24-hour class in hazardous waste handling and storage.
