Summary of Duties:

This position performs journey level work in a variety of disciplines to maintain building, equipment and grounds at the WSU NWREC facility. The individual performs skilled work in the operation and maintenance, repair, of buildings, facilities, mechanical equipment, machinery, all aspects of grounds maintenance and landscaping.
May assist with or oversee the remodeling or construction of buildings. Leads and assists the Custodian 2 and Maintenance Mechanic 1 on special projects. Operates variety hand tools, farm and grounds equipment, green house computerized controls and systems. Works independently and utilizes a general knowledge of several related skills such as plumbing, electrical, welding, carpentry, fabrication work and equipment operation.

Duties:

Facilities and Utilities Maintenance (40%)

  • Maintenance and repair of buildings.

  • Perform the following maintenance on buildings: prep and paint, cleaning, locks, repair broken glass, oil pumps and motors, replace burnt light bulbs and ballasts, clean gutters, repair and replace exhaust fan motors, belts, blades, bearings, etc.

  • Monitor and maintain all mechanical systems of the greenhouses.

  • Performs work in construction and repair of interior and exterior buildings such as roofing, siding, gutters, painting and other structures, roads, pathways, walks, fences, and grounds.

  • Perform building security functions, repair security systems, doors, and locks; provide backup for building access badge and key control.

  • Perform monthly checks of fire extinguishers and other safety and environmental control equipment.

  • Purchase supplies, parts and equipment when needed.

  • Move and assemble campus furniture, materials, supplies and equipment.

  • Lock and unlock facilities, turn heat on or off when needed, replenish supplies, remove garbage, and set up tables and chairs for events.

  • Operate floor scrubbers, burnishes, and vacuum cleaner.

  • Lead and assist custodial building maintenance major work projects: scrubbing and waxing floors.

  • Inspect, troubleshoot, repair, rebuild, and maintenance boilers, heating and ventilating systems, power distribution systems, refrigeration equipment and air conditioning systems; operate Siemens building HVAC controls; and HVAC and refrigeration troubleshooting and repairs, and periodic maintenance such as filters, cleaning, etc.

  • Perform underground utility locating and mapping and utilities repair.

  • Assist with annual inspections and permits such as life safety, backflow, and pressure vessel.

  • Perform electrical troubleshooting and repairs, maintenance, and new construction, including phone, network hardware, and electrical/electronic controls.

  • Performs preventative maintenance such as oil change, lubrication, fix flats, repair lights, replace fan belts, spark plugs, air filters, grease zerks, fuel filters, sharpen and replace mowing blades, replace drive belts, charge and replace batteries, repair or replace small to major parts, etc., on shop equipment, vehicles and construction equipment.

  • Assist with metal fabrication and welding as needed.

  • Purchase supplies, parts and equipment when needed.

  • Maintain Quonset Hut, keep inside and outside clean and organized.

  • Perform the duties of the Custodian 2 when absent. These duties include upkeep in the main research building and other campus buildings including Olson House, garbage removal, check restrooms for soap, toilet paper, paper towels, clean as needed.

Farms and Grounds Maintenance (30%)

  • Install and maintain farm and campus sprinkler irrigation systems and winterize irrigation and outdoor plumbing systems.

  • Operate and maintain the following equipment: lawnmowers, weed eater, rototillers, lawn edger, fertilizer and seed spreaders, and operate the tractors maintained by the General Administration Maintenance staff.

  • Performs all types of landscaping such as planting flowers, spread mulch, bark, prepares flower beds, lawn beds, prunes trees and shrubs, maintains irrigation system, selects and plant trees, sweep and hose down sidewalks for grounds keeping.

  • Other grounds maintenance includes raking leaves, mowing, edging, fertilizing, watering, spraying herbicides and pesticides as needed.

  • Perform grounds repairs such as stairs, railings, and fences.

  • Tools and equipment operated when maintaining landscaping and grounds are lawnmowers, weed eaters, edger, fertilizer spreader, spray backpack, pruner, chainsaw, rototillers, tractor, rake, shovel, pick, hole digger, and sprinklers.

  • Maintain water meters, fertigator, and wet pad tank algaecide.

  • Maintain outdoor U.S. and Washington State Flag and flag pole.

Equipment Operations and Maintenance (25%)

  • Change oil and oil filters, spark plugs, air filters, grease zerks, fuel filters, sharpen and replace mowing blades, replace drive belts, charge and replace batteries, repair or replace small to major parts.

  • Purchase supplies, parts and equipment when needed. Maintain Vehicle use, gas slips and mileage log sheets.

  • Operate and maintain power tools and equipment, such as electric and gas engine driven compressors, large mowers, snow removal machines, chainsaws, pole-saws, jackhammer, portable pumps, weed eater, rototillers, lawn edger, fertilizer and seed spreaders.

  • Operate and/or direct other in the use of motorized equipment, such as automobiles, trucks, including dump trailer, forklifts, tractors, and front-end loaders, mowers, street cleaning equipment, backhoes, manlifts, and trailers and trenchers.

  • Assist with shipping and receiving and unloading of freight and deliveries.

  • Provides snow and ice removal at building entrances, pressure washes sidewalks, benches and railings.

Miscellaneous (5%)


  • Other duties as assigned.


Required Qualifications:

  • High school graduation and four years of general work experience in building and equipment maintenance, construction or repair work or completion of a recognized apprenticeship in a skilled mechanic trade; OR equivalent education/experience.

  • Two years of work experience in an agricultural or farm setting.

  • Must have a valid driver’s license by time of hire.

  • A valid Washington State Pesticide Applicator’s License or ability to obtain within three months of hire.

  • A valid Washington State First Aid/CPR and AED Certification via employer on-site training.

  • A valid Washington State Mobile Equipment Operator’s Certification Card or ability to obtain within three months of hire.

  • Must be able and willing to work a flexible schedule as needed.


Preferred Qualifications:


  • Journey-level experience in carpentry, electrical systems, plumbing, and/or HVAC.

  • Experience working in a higher education or research environment.

  • Excellent communication skills.

  • Basic computer skills including experience with Microsoft Office Suite.

Monthly Salary:

Range 47, $4,602.00 - $5,341.00 (Steps G - M) | Successful candidates typically begin at the beginning of the salary range and receive scheduled salary increment increases in accordance with WAC 357-28 .
