8:00 am – 4:30 pm; Monday – Friday with ‘on-call’ designation.
This position is designated as ‘mandatory’ and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.
Primary Purpose of Position
The position is considered to be fully functioning in a particular trade area. Additionally, this position is expected to be able to perform all general maintenance work at the contributing level. This position may also be allowed to perform/learn another trade discipline either at the contributing or journey level. Tasks may include maintenance, repair, placement, fabrication, installation, alteration, construction, and design of facility components in the assigned zone.
Minimum Education/Experience
Required Minimum Qualifications:
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position’s role may be substituted on a year-for-year basis.

Essential Job Duties
The FM Tech Mechanical Trades performs under the direction of the Maintenance Operations HVAC Supervisor.
Duties include but are not limited to:
  • Responsible for performing routine maintenance of HVAC and refrigeration equipment to ensure that machines continue to run smoothly, building systems operate efficiently, and/or the physical condition of buildings does not deteriorate.
  • Use electrical test devices to troubleshoot and repair chiller electrical control circuits.
  • Independently overhaul small reciprocal compressors, larger reciprocal, absorption, and centrifugal compressors.
  • Assist in diagnosing mechanical problems and determine how to correct them by checking blueprints, repair manuals, or parts catalogs as necessary.
  • Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches to precision measuring instruments and electrical and electronic testing devices.
Other Work Responsibilities
  • Act as a contributing worker and assist with other facility maintenance technicians.
  • Work with supervision or instruction, and complete work with competence and professionalism in compliance with generally accepted trade practices.
  • Communicate effectively with customers, and managers, and provide high-quality customer service based on University policy and procedures.
  • Record daily activities in an order tracking system (Archibus).
  • Perform other duties as assigned and/or delegated to support all operations.
Departmental Preferred Experience, Skills, Training/Education
  • High school diploma or GED equivalency.
  • Associate’s degree from an accredited institution preferred in HVAC or Engineering Technology.
  • Experience in installing, maintaining, and repairing HVAC and refrigeration equipment.
  • E.P.A. 608 Refrigerant certification
  • Ability to effectively communicate the English language (reading, writing, interpretation, and comprehension) required.
  • Effective skills in verbal, written, and interpersonal communication.
  • Computer literate.
  • Knowledge and skill with Google Chrome, Microsoft Word, and Excel, and willingness to learn new programs.
  • Ability to effectively work/interact with persons from different backgrounds and cultures.
  • Ability to foster and create an atmosphere of teamwork.
  • A valid driver’s license is required. The HVAC Shop position requires the operation of assigned vehicles on and/or off campus and is required to possess, maintain, or obtain a valid driver’s license upon appointment to the position.

Necessary Licenses or Certifications
