WORK UNIT
HDS Facilities provides building and support services for the department of Housing and Dining Services by ensuring a clean, safe and maintained living and learning environment for internal and external customers and University guests. It supports the Department of Housing and Dining Services and other auxiliaries by providing custodial, maintenance, materials management, and customer service to maintain the requirements of physical properties and equipment.

Position Summary
Provide journey level technician work for reactive, planned, and preventative maintenance. This position is a fully functioning journey level HVAC technician, which is responsible for diagnosis, installation, repair, and service for the following systems: Boilers, chillers, and HVAC systems including but not limited to; air handlers, VAVs, exhaust fans, fan coil units, radiant heat, forced air systems, VRF systems, ERVs, kitchen hoods, steam systems, hydronic systems, etc. Coordinates departmental resources within the preventive maintenance work arena to ensure critical building equipment remains functional over the life cycle of the components and system. In addition to routine preventative maintenance, this position is responsible for diagnosing, repairing, and maintaining all HVAC systems and related components. Repairs and services a variety of HVAC equipment including, calibrating, testing, monitoring, and adjusting system parameters for efficient operation. Functions prioritize and schedule departmental resources to meet service requirements on critical operational equipment.
Minimum Qualifications
To be considered for this position, candidates must demonstrate the following in the application document: 
  • Four years of progressively responsible HVAC maintenance and repair experience 
  • EPA Universal CFC certification for handling refrigerants (attach a copy with the application)
Substitutions
HVAC Trade School or Associates Degree relating to HVAC may substitute on a year-for-year basis for the required work experience.

Preferred Qualifications
The ideal candidate will possess the following competencies (e.g. knowledge, skills, abilities, and other personal characteristics) which have been outlined as essential to performing successfully in this position:
• General maintenance experience within a school district, commercial campus, residential multi-unit apartment complex, healthcare facility, assisted living facility, hotel, or other similar environment.
• Demonstrated verbal and written communication skills.
• Experience with High Efficiency Boilers
• Experience with Chillers
• Experience with Rooftop Heating and Cooling units
• Experience with multiple Building Automation Control systems
• Ability to utilize computers and other electronic mobile devices to manage work orders and communicate with team, i.e. smartphones and computers.
• Related state service experience

Essential Job Duties

Duty/Responsibility
• This position is required to troubleshoot, repair, and maintain HVAC and refrigeration equipment and systems.
• Order the appropriate parts needed for repairs.
• Responds to failures, repairs, and performs preventive maintenance on the following equipment: air handling units, exhaust fans, VRF systems, unit heaters, fan coil units, hydronic pumps, air compressors, control air dehydration and filtering systems, forced air heating/cooling units, boilers, chillers, water heaters, piping systems, other mechanical, electrical devices, including actuators, valves, relays, VFDs, including related electronic interfaces.
• Utilizes building automation systems for troubleshooting, monitoring, testing, and diagnosing systems.
• Utilizes a variety of hand tools, power tools, electronic and mechanical measuring devices and other specialized equipment in the performance of assigned tasks.
• This position is required to access a variety of spaces not limited to: basements, tunnels, crawl spaces, attics, chases, and roofs using stairs, ladders, lifts, scaffolds and other means to service or inspect equipment. Provides after hours response support.
• Inspections, equipment meter readings, test results, and work completed.
• Prioritizes future work necessary and prepares scheduled for preventive maintenance using a variety of computer programs including, but not limited to maintenance work order inventory and ordering software, Excel, Work, etc.
• Inputs data into Work Order system when new equipment is installed and deletes information of obsolete equipment.
• Coordinates and assists the work of approved subcontractors to provide mechanical related services when outsource contracting is necessary due to expertise, schedule conflicts or internal labor shortages.
• Prepares basic one-line plans and specifications, assist with coordination of documented quotes, follows project through to completion.
• Diagnosis hydronic heating and steam distribution and condensate systems throughout buildings and kitchens.
• Performs chemical treatment on heating and cooling systems.

• Learn, apply and demonstrate how to enter personal living space with an awareness/enforcement of privacy and discretion for residents and guests, dealing with living habits, state of undress, shyness, etc.
• Developing awareness/enforcement of student/guest behavior expectations, identifying “red flags” such as alcohol, drugs, fire alarms, unhealthy living conditions, etc. Remind the residents of personal safety (locking doors and windows, un-propping EXIT doors, etc.)
• Have appropriate social interactions with residents and guests and be aware of their personal space, using appropriate communication and providing programmatic support.
• Clean-up after projects/repairs
• Use Personal Protective Equipment and safety procedures for the above tasks.

• Moves, transports, stocks materials and tools necessary for the completion of tasks.
• Maintains tools, vehicles, equipment, and materials in a professional manner to promote safe and efficient completion of tasks.
