Position Summary Information


Primary Purpose of Organizational Unit
Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 300 campus buildings with more than 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, Life Safety Services, and the Office of Waste Reduction and Recycling. The HVAC and Energy Management Controls systems shops are responsible for the maintenance of HVAC and building automation control systems. The shops’ mission is to ensure that buildings are maintaining indoor air quality (IAQ) requirements, that building conditions are adequate for the program needs of the occupants, equipment, and research being conducted therein; and to ensure that space conditions are kept within the state and university energy policy guidelines, unless exemptions have been granted based on special needs in accordance with the policy guidelines.
Position Summary
The position manages, supervises, and directs the HVAC Controls Shop. Ensures building control technicians monitor their assigned campus buildings, via web interfaces and BAS programming tools, ensures campus buildings and equipment are functioning properly, works with building technicians to verify buildings are maintaining Indoor Air Requirements (IAQ) and that building conditions are adequate for the occupants, equipment, and research being conducted. Develops and manages the preventive maintenance program including overseeing preventive maintenance and repair of HVAC air handlers and pumps including utilizing pneumatic and electric analog and digital inputs and outputs and associated components. Proactively manages assigned systems and projects within given time frames, budget, and standards. Supports, leads, mentors and helps project managers coordinate the installation of new controls during in-house projects. Reviews plans and provides guidance to engineering staff on new project design and controls installations.
Minimum Education and Experience Requirements
High school diploma or equivalency and two years of experience in trade(s) areas assigned; or equivalent combination of training and experience.
Required Qualifications, Competencies, and Experience
Ability to operate as an HVAC Controls/first responder in developing, coordinating and executing various HVAC maintenance strategies for new and existing buildings as well as construction strategies in renovation projects; ability to use air and water balance devices; design and repair pneumatic, electronic and electromechanical controlled devices, sensors, and flow and pressure regulators; understand front end graphical user interfaces and how controls are implemented in buildings; ability to operate building control devices within the design sequence of the systems for proper utilization and energy efficient operation, and recommend software improvements to others.
Must understand the theory and have good working knowledge of pneumatic systems, direct digital control systems, electrical control systems, hydronic systems, air side/psychometric systems, and refrigeration and steam systems as well as load calculations, air distribution, indoor air quality, and energy.
Requires knowledge of safety needs and air exchange rates of lab systems and vivariums.
Strong communication skills and the ability to read and comprehend both mechanical and electrical blueprints as well as control drawings.
This is a severe weather essential position. Weather conditions and emergencies, and University needs may require employees designated as severe weather essential to be at work even when the university is closed, to assist in returning the campus and buildings to a safe and secure environment for the campus community.
This position may be required to work in active BSL3 labs, which requires a baseline blood draw, a physical, and vaccines (currently flu and tetanus), as well as annual medical certification, respirator fit testing, and specific training. Entry into such labs require escort from Environment, Health, & Safety, respirator use, safety attire, and possibly shower in/out.
Requires a valid NC driver’s license or the ability to obtain one prior to start date.
An EPA universal refrigerant certification is required within the first year of employment.
State-mandated HVAC license is also required within the first year of employment.
Preferred Qualifications, Competencies, and Experience
The ideal candidate will have experience in operating and repairing commercial HVAC control systems. HVAC certification and licensure. Three years supervisory experience preferred.

Ability to work on hands and knees for extended periods of time; move objects weighing up to 50 lbs.; stoop, crawl, work from ladders and scaffolding up to 20 feet from floor; access equipment in tight quarters; wear proper personal protective equipment which may include but is not limited to hard hats, safety harnesses, respirators, safety shields/glasses, gloves, EH rated shoes and NFPA 70 E arc flash suits as necessary.
