7:00 am – 3:30 pm; Monday – Friday with occasional evening and weekend hours required, as necessary.
Mandatory Position
This position is designated as ‘mandatory’ and, when contacted to report to work, its incumbent is expected to reach the building as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.
Primary Purpose of Position
The Facility Maintenance Technician Mechanical Trades will be responsible for performing routine maintenance of the Commercial Kitchen, HVAC, and refrigeration equipment to ensure that machines continue to run smoothly

Graduation from high school or equivalent. Experience in the trade(s) areas related to the position’s role may be substituted on a year-for-year basis.

Essential Job Duties
The University of North Carolina at Charlotte Facilities Management department is seeking an outgoing motivated person to join our staff.
Duties Include:
1. Responsible for performing routine maintenance of Commercial Kitchen, HVAC and refrigeration equipment to ensure that machines continue to run smoothly, building systems operate efficiently, and/or the physical condition of buildings do not deteriorate.
2. Use electrical test devices to troubleshoot and repair chiller electrical control circuits.
3. Independently overhaul small reciprocal compressors, larger reciprocal, absorption, and centrifugal compressors.
4. Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.
5. Use tools ranging from common hand and power tools, such as hammers, hoist, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
Other Work Responsibilities
1. Possess knowledge of fire, building, electrical, and mechanical codes to maintain compliance with State, Federal, and University regulations and standards.
2. Work with minimal supervision or instruction, and is expected to complete work with a high level of competence and professionalism, in compliance with generally accepted trade practices.
3. Communicate effectively with customers, and managers, and provide high-quality customer service based on our University SOP policy.
4. Use an iPad to navigate the work order management system (Archibus) to accept and complete work orders.
5. Perform other duties as assigned and/or delegated to support all operations
Departmental Preferred Experience, Skills, Training/Education
1. High school diploma or GED Equivalency.
2. 0- 3 years of experience in the installation, maintenance, and repair of Commercial Kitchen, HVAC, and refrigeration equipment preferred.
3. Facilities Management experience preferred.
4. EPA 608 Refrigerant certification preferred.
5. Ability to effectively communicate the English language (reading, writing, interpretation, and comprehension).
6. Effective skills in verbal, written, and interpersonal communication.
7. Computer literate. Knowledge and skill with Google Chrome, Microsoft Word, and Excel, and willingness to learn new programs.
8. Ability to effectively work/interact with persons from different backgrounds.
9. Ability to foster and create an atmosphere of teamwork.
10. The selected candidate must have the mental and physical capabilities to perform the essential functions of the position with or without reasonable accommodations.
Necessary Licenses or Certifications
A valid driver’s license. The FM Tech Mechanical Trades operates assigned vehicles on and/or off campus and must possess, maintain, or obtain a valid driver’s license upon appointment to the position.
Positions may be required to possess and maintain required certification, licensure, educational level, and/or experience criteria as applicable to the tasks being performed and follow applicable building codes.
