Position Summary Information


Primary Purpose of Organizational Unit
Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 300 campus buildings with more than 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, Life Safety Services, and the Office of Waste Reduction and Recycling.
The HVAC (Heating, Ventilation, and Air Conditioning) Department exists to maintain, optimize, and improve indoor air quality, energy efficiency, and occupant thermal comfort in support of the University’s mission. Additionally, the department ensures proper function of certain refrigerated food service equipment, critical scientific refrigeration, electrical controls, and specialized laboratory, medical, and dental vacuum and compressed air system. The HVAC group serves all UNC-CH buildings excluding most of the hospital and student housing.
Position Summary
Most of UNC’s heating/cooling processes, including critical medical and research equipment, use water as the heat transfer medium. The various pipes, fittings, valves, heat exchangers, coils, and pumps associated with this are subject to freezing, entrained/dissolved/free air, corrosion, scale, fouling deposits, and microbiological damage, which leads to piping system failures and valve malfunctions that lead to comfort/noise issues and increased energy use due to reduced heat transfer. Research and medical equipment, such as lasers, environmental chambers, walk-in coolers/freezers, cyclotrons, vacuum pumps, and MRI machines depend on consistent quality cooling water flow to function, thus it is important to chemically treat and proactively maintain these hydronic systems to extend their life and provide reliable heating/cooling performance.
In compliance with environmental and storm water regulations, operates, maintains, and improves heating and cooling hydronic closed loops. Tasks include cleaning and flushing HVAC piping systems, passivating, and chemically treating with appropriate corrosion inhibitors. These tasks are performed with heating hot water, closed loop chilled water, process chilled water, geothermal ground loops, boiler hot water, and energy recovery glycol closed loops. If necessary hardware or fittings are not already installed, modifies the system for a filter feeder, backflow preventer, pressure reducing valve, combination pressure gauge, makeup water meter, air/dirt separator, expansion tank, or similar per UNC standards. Sets up loops to properly operate in terms of pressure required for building height, relief valve operation, bleeding air, replacing filters, flushing strainers, allowing for thermal expansion due to energy saving temperature resets, and building level flow to enable proper function. Assists other staff in troubleshooting hydronic problems and routine testing, monitoring, documentation, and maintenance of HVAC water chemistry.
Minimum Education and Experience Requirements
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification. Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
Required Qualifications, Competencies, and Experience
Progressive experience in the installation, maintenance, plumbing, piping, and repair of mechanical systems. Ability to troubleshoot and correct building level hydronic problems including flow, pressure, air, suspended particles, corrosion, and microbial contamination. Such duties require knowledge of plumbing and piping components, building systems, and associated codes and regulations. Also requires strong communication skills and the ability to read and comprehend HVAC mechanical and piping drawings. Fundamental chemistry knowledge is required, along with the ability to perform water chemistry testing.
Ability to use a PC and other devices such as tablets and smartphones to access the department’s computerized maintenance management system. Excellent organizational skills required for ordering and tracking materials.
May require working in active high containment labs, which requires a baseline blood draw, a physical, vaccines (currently flu, tetanus, and COVID-19,) annual medical certification, respirator fit testing, and specialized training. Entry into such labs requires escort from the Environment, Health, & Safety department, respirator use, safety attire, and possibly shower in/out.
May also require working in healthcare facilities, with requirements including vaccines (currently varicella or chickenpox, flu, and COVID-19,) tuberculosis testing, and overall medical certification.
Ability to serve as a mandatory employee and report to work in support of essential (mandatory) University operations, even when adverse weather or other emergency conditions may require the University to close.
A valid NC driver’s license or ability to obtain one prior to start date.

Preferred Qualifications, Competencies, and Experience
A diploma in industrial or HVAC technical trades and at least three years of experience in a commercial or industrial environment performing mechanical and HVAC equipment maintenance and repair.

Ability to move objects weighing up to 50 lbs.; move large equipment with hand trucks or general material handling equipment; work from ladders for extended periods of time, work outside during adverse weather conditions; and ability to wear a respirator and other required personal protective equipment (PPE) such as safety shoes, eye protection, and arc flash safety gear.
