JOB SUMMARY

Under the supervision of the HVAC Supervisor and/or Superintendent, the HVAC Mechanic Lead inspects, maintains, repairs, and installs equipment: heating, ventilating, and air conditioning (HVAC), Building Energy Automation Management Systems (BEAMS), and kitchen machinery installed in UCSC buildings.  Perform daily planning and scheduling of work orders, and preventative maintenance programs for themselves and other mechanics. Provide feedback to the Supervisor on current shop workload, process improvements, and safety recommendations (JHA/SOP/LOTO).

 

APPOINTMENT INFORMATION

Budgeted Salary: $50.90 / Hourly.

JOB DUTIES

40% - Schedule, Inspect and Coordinate

  • Schedules the daily work for each HVAC mechanic.
  • Evaluates workload, determines priorities, skill level, and personnel requirements.
  • Explains tasks as required. Coordinates HVAC work with plumbing, carpenters, electrical mechanics, and other shops as necessary.
  • Processes all completed preventative maintenance sheets and ensures work orders are created for deficiencies found.
  • Processes all completed work orders for proper close-out and documentation.
  • Inspects, repairs, or replaces required safety equipment.
  • Reviews progress and inspects repair work and maintenance performed by HVAC technicians.
  • Advises the HVAC Shop supervisor on process improvements, tools, equipment needs, or repairs and upgrades needed for campus HVAC systems.
  • Coordinates and schedules downtime for HVAC equipment repair.
  • Coordinates with the needs of the campus divisions to ensure customer satisfaction.

15% - Troubleshooting Controls

  • Troubleshoots and repairs electrical and electronic devices, circuits for HVAC systems, kitchen machinery, and pneumatic and DDC control devices for HVAC equipment.

10% - Record Keeping and Plan Review

  • Maintains records of work performed by accurately documenting time and material charges on work orders.
  • Reviews blueprints, schematics, and diagrams, and documents modifications to HVAC and Energy Management systems.
  • Carries out assigned preventative maintenance programs and advises of changes or modifications to procedures that may be needed.
  • Maintains adequate stock of tools, repairs equipment, and spare parts.

5% - Equipment and Component Installation

  • Works with the BEAMS department in performing the installation and repair tasks on controls that are HVAC-related.
  • Calibrates pressure, temperature, humidity, and other analog/digital sensors.
  • Troubleshoots power supplies, equipment load relays, circuit boards, transmission interfaces, and other electrical/electronic problems in temperature control panels and their components.

5% - Maintain Gas Fired Equipment

  • Inspects hot water heaters, boilers, and warm air furnaces for proper operation.
  • Adjusts air/fuel ratios, pressures, and temperatures to manufacturer's specifications to ensure efficient operation.

5% - Use of Hand Tools

  • Uses standard hand tools, power tools, as well as specific instruments and specialty tools such as velometers, multi-meters, amp meters, CO meters, manometers, RPM speed indicators, sling psychrometers, psychometric charts, hydro-thermometers, refrigerant recovery units, refrigerant gauges, refrigerant scales, and refrigerant electronic leak detectors.

5% - Air and Water Balance & Testing

  • Performs water treatment testing and analysis, (pH, TDS, CS) on various types of hydronic systems.
  • Reviews test reports and implements changes as required.
  • Maintains proper water quality on applicable systems, which include domestic hot water, heating hot water, steam systems, chilled water, cooling water, soft water, laboratory-grade water, and deionized water.

5% - Filters and Friction Points

  • Changes out ventilation systems filters and cleans and degreases mechanical equipment. Maintains cleanliness of machine rooms.
  • Lubricates moving equipment.

5% - Safety & Call Outs

  • Performs safety inspections and routine maintenance on tools and equipment used.
  • Attends safety and training classes and performs job-related tasks in a safe manner.
  • Follows all manufacturer and University-specific safety procedures when using tools and equipment.
  • Responds to HVAC, Energy Management systems, and kitchen equipment failures after hours, by call-outs, or working assigned overtime.
  • Works scheduled overtime, and makes themselves available for emergency overtime when the need arises by responding to overtime call-outs before and after standard scheduled hours of work.
  • Works a temporary alternative schedule or shift (e.g., swing shift) as requested by, and coordinated with, the supervisor.
  • Performs duties in confined spaces, noisy mechanical rooms, manholes, and attics, as well as on ladders and other disadvantaged locations.

5% - Perform Repairs/Replacement

  • Performs scheduled preventative maintenance services, and repairs on multiple types of equipment: Seawater distribution systems, air compressors, vacuum systems, hydronic pumps, hydraulic systems, pressure vessels, hot water and steam boilers, ventilating fans, reverse osmosis systems, soft water systems, air conditioning, refrigeration, and commercial kitchen equipment.

 

REQUIRED QUALIFICATIONS

  • Ability to read, write and perform basic arithmetic calculations.
  • Journey-level experience and/or skills in the installation, maintenance, and repair of building heating, ventilating, air conditioning, (HVAC) equipment, electrical and plumbing equipment, kitchen equipment, and Energy Management systems.
  • Knowledge of national, state and local codes and safety standards.
  • Experience and ability to read and understand blueprints, electrical wiring diagrams, and electronic schematics.
  • Experience and ability to operate and maintain a variety of power and hand tools.
  • Good oral communication and interpersonal skills sufficient to interact with members of the campus community.
  • Ability to work independently or in a team setting.

 

PREFERRED QUALIFICATIONS

  • Possession of an EPA 608 refrigerant universal certification preferred.
  • Familiarity with Building Management Systems, and the ability to use them consistently.

 

SPECIAL CONDITIONS OF EMPLOYMENT

  • Selected candidate will be required to pass a pre-employment criminal history background check.
  • Possession of an EPA 608 refrigerant certification Type I and II minimum, Universal recommended.
  • Must possess a valid license to drive in the state of California.
  • Ability to do occasional work in confined spaces such as attics and trenches while bending, stooping and/or kneeling with the possibility of being exposed to live electrical circuits and machinery.
  • Ability to work in conditions of variable temperature/weather with possible exposure to strong, unpleasant odors, high levels of noise and vibrations, and exposure to dust and allergens.
  • Ability to ascend/descend ladders with or without accommodation.
  • Ability to conduct outdoor site visits, including use of required personal protective equipment, as required to conduct investigations, inspections, or view work in place.
  • Ability to sustain exposure to dusty, noisy environments and inclement weather as necessary to carry out assigned duties and responsibilities.
  • Ability to respond to emergencies after hours as necessary.
  • Ability to work overtime including evenings, nights, weekends and holidays to meet operational needs, and work an alternate work schedule shift as required.
  • Selected candidate will be required to complete training within established time frames as directed including UC compliance training.
