This role is designated as essential and requires incumbents to report to work onsite. Telecommuting is not available for this role.

JOB PURPOSE:

This job series describes positions in which the major responsibilities are a variety of HVAC and duties performed at the journey level, as well as steamfitter work performed  inside buildings on medium and low pressure steam and condensate systems.

The duties listed under the Characteristic Duties section are designed to provide a representative sampling of key tasks and/or responsibilities associated with the job. They are not intended to be a complete list of all the duties performed by employees in the classification.

Responsibilities:

Perform the work of an HVAC technician; perform lead responsibilities including assisting and training other technicians in troubleshooting techniques and repairs, coordinating contracted work. Work may include any HVAC systems-related functions as described in the Uniform Plumbing Code and Uniform Mechanical Code.

Plumbing-relate work is done on pipes of various materials, such as brass, steel, cast iron, copper, glass, or plastic, and of various sizes. HVAC-relate work includes hydronic, steam, forced air, split systems, air conditioning, mechanical ventilation systems. In addition, this position provides emergency response when needed in all areas of responsibility.

Duties are assigned by a Planner-Scheduler or shop Assistant Director and are performed with considerable independence. Work will be spot-checked during an assignment or upon its completion.

Core Duties:

·       Assign and explain tasks to workers based on instructions specifications received from supervisor

·       Inspect work for conformance with specifications.

·       Train employees to meet quality and quantity standards.

·       Advise supervisor of work progress.

·       Estimate jobs, determine job scope, and prioritize accordingly.

·       Plan, schedule, and issue work orders effectively.

·       Assist managers or employees in solving task-related issues.

·       Inspect work and jobs for conformity with shop standards and customer requests.

·       Performs the duties described in the Maintenance Person IV Premium specification or other duties as assigned. Plumbing/HVAC Maintenance and Electrical:

·       Performs journey level plumbing / HVAC maintenance and Electrical work.

·       Involved with the design/ engineering, installation, maintenance, operation, and repair of plumbing systems, hot water tanks, boilers, heat exchangers, radiators, convectors, valves, hydronic systems and pumps, heating systems of all types, plumbing fixtures of all types, steam systems and equipment, general plumbing and steam utility controls/ systems.

·       Install, maintain, and repair domestic hot and cold water systems, including heating systems, boilers, hot water tanks, heat exchangers, radiators, valves, and pumps

·       Install and maintain chilled water systems and related equipment, including pumps, valves, regulators, coils and strainers

·       Cut, bend, solder, thread, and assemble pipes and fittings

·       Inspect piping systems for signs of failure, malfunctions. Turn systems off safely and make   repairs as needed

·       Demonstrate correct troubleshooting sequences, assisting, training other team members Utilize the assistance of other personnel to complete tasking, or assist other trades where appropriate

·       Be able to navigate and utilize CMMS systems and Building Automation Systems

·       Responsible for the installation of various plumbing and steam systems, fixtures, and equipment to ensure compliance with all regulatory requirements including, UPC, OSHA, and Manufacturer's requirements, standards, and codes.

·       Maintains and repairs all aspects of plumbing and HVAC such as:  boilers, heat controls, heat exchangers, valves, hydronic systems and pumps.

·       Orders required materials in a timely way, to avoid work order delays/ rescheduling.

·       Coordinate work with other trades in multi-trades repair projects

·       Install, maintain, repair, and troubleshoot problems on medium and low pressure steam and condensate systems, including convectors, radiators, coils and heat exchangers, steam tables, sterilizes, autoclaves, traps, automatic and manual valves,  strainers, and pumps

·       May perform plumbing-related welding if qualified


Qualifications:

·       Must be skilled in the use of the tools, materials, and equipment of the plumbing trade

·       Must have sufficient training and experience to qualify as a journeyman  (approximately five years of work in the trade, including time spent in an apprenticeship or vocational training program)

·       Must also have experience in medium and low pressure steam systems

·       Must have knowledge of the physical properties of steam and condensate and the equipment used in maintaining these systems

·       Must have the ability to read control schematics, single line diagrams, and building blueprints

·       Use of respiratory equipment may be required

·       Ability to perform work in confined spaces or in high elevations.

MINIMUM REQUIREMENTS:

Education & Experience:

High School Diploma or equivalent

Journey level knowledge equivalent to four years of completion in an apprentice program or a combination of equivalent education and work experience. Four years of actual work in the HVAC/steamfitter trade.

Knowledge, Skills and Abilities:

·       Skilled in the use of the tools, equipment and methods of the trade.

·       Understanding of complex troubleshooting and repair of plumbing, hydronic, steam systems

·       Knowledge of the physical properties of steam and condensate and the equipment used in maintaining these systems.

·       May be required to use respiratory equipment.

·       Thorough knowledge of all types of materials and processes of the trade

·       Ability to work from plans and specifications

·       Knowledge of all applicable codes of the trade

·       Respond to emergency calls nights, weekends, and holidays

·       Willing to work variable shifts at night or on weekends

·       Demonstrated strong communication skills (both verbal and written)

Certifications and Licenses:

Must possess and maintain a valid California Non-commercial Class C Driver's license.

Preferred: Possess a journeyman card in plumbing/steam fitting or other recognized technical credential

EPA Universal 608 certification

PHYSICAL REQUIREMENTS*:

·       Ability to obtain and maintain a California Non-commercial Class C license.

·       Must be able to work in confined spaces or in high elevations.

·       Constantly twist/bend/stoop/squat, grasp forcefully.

·       Frequently stand/walk, lift/carry/push/pull objects that weigh up to 10 pounds

·       Occasionally kneel/crawl, reach/work above shoulders, light/fine grasp tools

·       Rarely climb, perform seated work, life/carry/pull/push objects greater than 40 pounds, perform desk based work, use a telephone, sort/file paperwork or part

·       Occasionally operate foot and/or hand controlled equipment

·       Operate special machinery, i.e. mechanical and hydro sewer equipment.

·       Ability to perform strenuous and repetitive work

·       Must be able to lift at least 50 lbs.

·       Constantly stand/walk.

·       Possess visual acuity required to work with color coding

·       Occasionally use a lift to access devices

·       Ability to perform work outside in variable weather conditions

·       Ability to wear required appropriate uniform and Personal Protective Equipment (PPE).

The expected pay for this position is $52.81 (Step 1) per hour. Placement in the pay range is subject to the applicable Collective Bargaining Agreement.
