Position Summary/Purpose of Position:
The Central Control and Monitor Systems (CCMS) work group has the responsibility to modify, repair and maintain the Building Automation System (BAS) representing over twelve million square feet of space for teaching labs, administration and research facilities campus wide. 
 
The incumbent shall install, program and test new Direct Digital Controllers (DDC), routers and other interfaces equipment replacing the electrical and electronic portions of the CCMS and its interfaces to the building HVAC equipment.  
 
Shall coordinate and perform installation, service, repair and operation of a variety of complex commercial/industrial HVAC control systems, including assisting in the routine maintenance and planned service on all HVAC controls.
 
Performs this work as an expert senior mechanic. This is not a supervisory position but may be responsible for lead of less skilled HVAC mechanics and technicians.
Minimum Qualifications:

High School Diploma or GED AND Ten years progressively responsible experience in any combination of air conditioning, refrigeration, temperature control, steamfitting, stationary engineering, plumbing or heating trades. Two years of this experience must have included the supervision of journey level mechanics in these trades. (2) Non-supervisory option: Supervisory experience not required.

Preferences:
Knowledge, Skills and Abilities: Expert knowledge in the following disciplines: 
·    Electrical and electronic fundamentals
·    Fluid dynamics (basic)
·    Math (basic algebra, number systems (base 10, binary, hex))
·    Thermodynamics (basic)
·    Instrumentation (sensors, transmitters, valves, relays and electrical motors and actuators)
·    Control Theory (open and closed loop control)
·    HVAC systems (Central plant systems, DX and Hydronic)
·    OSHA regulations related to the HVAC trade
·    National Electric Code
·    Control panel, field wiring and conduit installation with knowledge of wire and fuse sizing
·    Mechanical System Safeties  
The incumbent shall possess professional knowledge of commercial HVAC system fundamentals, sensors and motors, low voltage electronics and high voltage electrical systems, refrigeration, fluids and mechanics, installation, wiring standards, computer-based skills including IP configurations, routers and switches, BAS communication protocols (Modbus, BACnet, LON) programming and databases and graphical user interfaces.  
Ability to install and test electronic and electrical equipment. Skill in the installation, repair and maintenance of commercial or industrial HVAC equipment and systems; in the use and maintenance of tools and equipment of the trade; in reading and interpreting blueprints, schematics, drawings, specifications and contract documents; multi-meter, electronic test equipment; and in using computer-based tools to diagnose HVAC system problems.  
Ability to prepare written reports; to communicate effectively both orally and in writing. Confident and motivated self-starter with the ability to direct, supervise and train HVAC Mechanics and other maintenance personnel in the HVAC trade including the solution of field issues. The incumbent shall possess strong communication skills and the ability and experience to work with an array of professional disciplines along with strong critical thinking and troubleshooting skills.  
Highly proficient in computer-based skills including working knowledge with various operating systems, databases, Microsoft Office, BAS engineering and diagnostic tools.   
Possession of a Maryland HVAC journeyman’s license desired.
 
Possession of Tridium Integrator Certification, Distech application certification and/or ALC engineering training.  Experience using Wireshark and other BAS diagnostic software tools to troubleshoot and optimize network communications. 
Supervisory experience preferred. 
Universal CFC certification strongly preferred.
Additional Certifications:
Must possess and maintain a valid Maryland Class C driver’s license, or equivalent, with fewer than 6 points.

Physical Demands
Must be able to work in, on, around, over and under fixed equipment and machinery; to work in confined spaces; to be exposed to extremes of temperature and weather; may be required to work at great heights and on ladders up to 35 feet. Must have the ability to stand and walk up to 8 hours per day and to lift and carry up to 25 lbs. on a regular basis, 50 pounds occasionally; must be able to manipulate multiple controls on machinery and equipment. Must be able to wear and work in personal protective equipment. The work environment involves the pressure of maintaining a consistent level of accuracy and attention to numerous details.
 
The incumbent is required to wear Uniforms, Safety Footwear and required PPE as provided by the University.  
 
Work Schedule 7:00 am – 3:30 pm M-F
 
The CCMS unit participates in the annual CCMS Reflex schedule, which is scheduled coverage on weekends and holidays when the University is closed. The CCMS Reflex schedule is determined by seniority and established one year in advance. 
 
Position is Essential and subject to a 24-hour day, 7-day week span of operation. 
 
Position is not tele-work eligible.
