The primary accountabilities below are intended to describe the general content of and requirements of this position and are not intended to be an exhaustive statement of duties.  

Coordinates administrative, logistical activities in support of on-going construction projects or major sub-components. Inspects job sites and reviews work for compliance with documents, progress of work, potential, or actual delays, and submits reports accordingly. Provides specific technical support; offers effective management and leadership duties and carries out established project objectives and directives. Work often consists of handling varied technical and/or administrative tasks.

 

ESSENTIAL ACCOUNTABILITIES:

  • Coordinates construction activities between architect, contractor, and UAB personnel such as the Users, Building Administrator, Maintenance, Campus Police, and others involving utility/service interruptions, project status, updating and other special requirements, including arranging contractor’s access.
  • Inspects job sites and reviews work for compliance with documents, progress of work, potential, or actual delays, and submit reports accordingly.
  • Reviews and recommends contractor’s Pay Request, Change Order Requests, Change Orders, and Close-Out Documents, checking each for accuracy and appropriate charges. Transmits manuals, drawings, and other required documents to UAB Maintenance and others as appropriate.
  • Manages quality control & quality assurance of planning design documents and construction, standards compliance, and documents review. 
  • Reviews and approves project schedules on a periodic basis (biweekly or monthly) to ascertain contractor accuracy of scheduling details and compliance with the contract schedule.
  • Studies and previews all construction documents, plans, and specifications prior to and during construction to develop and maintain a complete knowledge and understanding of the project scope and specific requirements. Reviews and acts on ongoing reports from consultants and testing agencies. Manages the flow and completeness of project documentation. Provides digital photographic records with documentation.

 

STARTING ANNUAL RATE OF PAY:  $63,875 - $85,000.00 (Commensurate with experience & qualifications).

 

Qualifications

 

Bachelor's degree in Architecture, Construction, Engineering or a related field and five (5) years of related experience required. Work experience may substitute for education requirement. Field experience in the renovation of existing commercial projects is preferred. HVAC, plumbing, and/or electrical licensure is preferred. Electrical experience preferred. Maintenance experience preferred. Microsoft application computer skills preferred.

 

LICENSES/CERTIFICATIONS/REGISTRATIONS:

Driving record should meet University underwriting guidelines to drive vehicle in performance of University business. Current underwriting guidelines include possession a valid driver’s license, issued in the United States; at least 21 years of age; at least three years of driving experience; maintain an acceptable Motor Vehicle Record (MVR).  

 

REQUIRED KNOWLEDGE/SKILLS/ABILITIES:

  • Ability to manage various financial aspects
  • Ability to problem-solve
  • Proficiency with a wide range of personal computer hardware and software including spreadsheets, scheduling, databases and desktop publishing
  • Knowledge of supplies and equipment ordering and inventory control
  • Construction knowledge
  • Ability to multi-task
  • Ability to use personal computer and related software, including Microsoft Office products
  • Ability to work independently      
  • Organizational and prioritization skills
  • Analytical skills
  • Written and verbal communication skills, including presentation skills
  • Ability to assess a scope of work and anticipate changes downstream regarding renovations

 

PERSONAL: Required to possess the necessary physical requirements, with or without the aid of mechanical devices, to safely perform the duties and responsibilities of this position:  sitting at computer for long periods of time, frequent traveling, prolonged standing, walking significant distances between and within buildings on campus, bending, climbing stairs, ladders and scaffolding, working in confined spaces and at heights above thirty (30) feet and working within extreme temperature ranges.
