INTRODUCTION:

The Department of University Housing at the University of Whitewater-Wisconsin seeks a Facilities Technician II (FP030). 

JOB DUTIES:

This position provides routine and complex maintenance and repair work for the residence halls, assuming a first responder role to a wide variety of maintenance issues. Duties will include facilities repair and preventative maintenance work. This position reports to the Assistant Director of University Housing - Facilities. The normal academic year work schedule for this position is 7:00 a.m. - 3:30 p.m., Monday through Friday. This position participates in the Emergency On-Call System.  Additional responsibilities may include the direction of student crews

40%     University Housing Facilities Maintenance and Repair

  • Build, repair, and remove walls including installing and repairing drywall or plaster.
  • Install flooring including laying tile, carpet, and cove base. Make flooring repairs as needed.
  • Install ceiling tile (including grid work), and make necessary repairs.
  • Install and repair window glass, rollers, and frames.
  • Repair and install screens.
  • Repair, remove, and install furniture, shelves, bookcases, cabinets, or desks.
  • Install, and repair toilet partitions.
  • Repair / replace doors, panels, frames, auto closures, and hinges.   
  • Repair or replace damaged or broken closet curtains and drapery rods.       
  • Hang bulletin boards, mirrors, pictures, etc
  • Check, maintain, and repair stairwell handrails.
  • Basic carpentry - including the conversion of storage areas into usable spaces.
  • Inspect kitchen equipment, including refrigeration, and electrical rooms.
  • Coordinate small projects (e.g., room remodeling, installation of bike lockers, framing of HVAC units).
  • Assist the HVAC Specialist with HVAC repairs (e.g., installation of air conditioner units, water softeners, maintenance on air compressors, etc.). 
  • Perform preventative maintenance and minor repairs to mechanical systems.
  • Perform basic plumbing repairs.
  • Perform basic electrical repairs.
  • Fabricating new signage, mounting, and replacing.              

25%     University Housing Facilities Painting

  • Prepare interior and exterior walls, ceilings, floors, and other surfaces for painting.
  • Fill cracks, holes, and joints with caulk putty, plaster, or other filler, using a caulking gun or putty knife.
  • Apply primer materials.
  • Paint surfaces, using brushes, spray guns, or rollers.
  • Cut stencils, brush, and spray lettering and decorations on surfaces.
  • Sand surfaces between coats and polish the final coat to specified finish.
  • Mix and match colors of paint, stain, or varnish.
  • Erect scaffolding or set up ladders to work above ground level.

10%     Locksmith Assistant

  • Assist with the cutting of keys, setting up cores, and key core repairs.
  • Install and repair locks and hardware.
  • Serve on the Locksmith duty rotation.
  • Perform repairs on the campus online wireless electronic lock access system.
  • Assist as directed under the direction of the campus locksmith.

10%    Supervision and Instruction

  • Interview, hire, train, and supervise a summer student assistant crew.  These student workers perform room checks and take care of simple maintenance repairs.
  • Instruct students on job safety, lifting, and small power tool operation.
  • Conduct facilities training for in-house staff.

10%     Campus Safety Maintenance

  • Replace broken glass in fire exit boxes and pull boxes.
  • Replace discharged fire extinguishers.
  • Repair or replace malfunctioning hall and room smoke detectors.
  • Repair or replace exit signs.
  • Run the emergency generator for testing.
  • Reset alarm systems.
  • Maintain security lighting and equipment.

5%      Miscellaneous Duties

  • Complete necessary work order documentation.
  • Each August, this position provides training to the in-hall staff (Complex Directors, Assistant Complex Directors & Complex Assistants) regarding dealing with facilities emergencies (e.g., water shut-off points for sinks, toilets, and sprinkler systems).
  • Maintain an inventory of parts, tools, and equipment and ensure that they are in proper and safe working condition.
  • Requisition supplies and recommend equipment to purchase to maintain the Residence Halls.
  • Operate vehicles and equipment (trucks, lifts, snow blowers, lawnmowers, etc.)
  • Will be an active participant in the following of safety rules and regulations including necessary training and drills.

QUALIFICATIONS:

Knowledge, Skills, and Abilities:

  • Ability to work collaboratively with co-workers, staff, and supervisors 
  • Ability to interact respectfully with people from diverse socioeconomic, cultural, and ethnic backgrounds 
  • Willingness and ability to be an active participant in the following applicable safety rules and regulations including necessary training drills. 
  • Ability to provide customer service, treating internal and external customers with respect 
  • Possess a valid Wisconsin Driver's License and qualify for state vehicle operation
  • Ability to lift a minimum of 50 pounds 
  • Ability to perform tasks requiring bending, standing for long periods, stooping, kneeling, and walking significant distances. 
  • Ability to operate and maintain equipment such sanders, hand/table saws, planers, paint sprayers, and other various pieces of powered equipment and various hand tools. 
  • Ability to work with blueprints 
  • Ability to use welding equipment 
  • Knowledge of computerized maintenance management software 
  • Knowledge of various wood types

COMPENSATION AND BENEFITS:

Well-qualified candidates can expect an hourly wage starting between $18.00 - $22.00 commensurate with the candidate's education, related experience, and qualifications.
