Job Description

Facilities Management, Residential Facilities Services, seeks a Facilities Services Supervisor to support the maintenance and operations of campus residential and auxiliary facilities.   With direction, this position will plan, organize, schedule, and coordinate the activities of craft, trades or labor staff (e.g., plumbing, electrical, HVAC, and general maintenance) at the Tempe campus.

Essential Duties

Monitor, supervise, inspect, and evaluate the work of subordinates within the Facilities Management Residential Services unit supporting the maintenance and operations of the campus residential and auxiliary facilities. Plan and develop work schedules, equipment usage schedules, priority of expenditures and procedures for equipment and system maintenance. Plan for and procures material, resources, and vendor services to ensure adequate resources are available to conduct work and complete projects within quality and time-bound standards. Source, order and stock all materials, supplies, and equipment needed for the unit operations. Oversee inventory process and update inventory control in computer system. Receive goods and materials; verify bills of laden; work with vendors to resolve discrepancies.  Lead loss prevention efforts for materials and supplies.  Prepare material and labor estimates. Prepare sketches of proposed work and assists in the design and specifications of planned jobs or contracts. Schedule work projects, set standards, and inspect job sites to ensure code compliance, quality of craftsmanship, and Division and/or University procedures and standards are met. Make decisions regarding hiring, evaluation, promotion and termination of employees, or makes related recommendations. Train and instruct employees in new methods or procedures. Maintain accurate records and files. Supervise the selection and management of outside contractors for adherence to state and federal Code Requirements and provides reports to management. Monitor work activities via work order system, utilizing electronic tablet. Interpret University and department policies to assigned personnel and enforces safety regulations and adherence to proper codes and standards, OSHA regulations and hazardous materials handling. Ensure budgeting guidelines are met; prioritizes shop expenditures and assists in preparation of capital and operations budgets. Use ability to clearly communicate to perform essential functions.

DAYS AND SCHEDULE:  Monday – Friday, 7:00am – 3:30pm


Minimum Qualifications

Bachelor's degree in the field appropriate to the area of assignment AND four (4) years related construction or maintenance experience which includes one (1) year supervisory experience; OR, Eight (8) years related construction or maintenance experience, which includes one (1) year of supervisory experience; OR, Any equivalent combination of experience and/or education from which comparable knowledge, skills and abilities have been achieved. Employee must possess a valid US Driver’s license of the appropriate class and required endorsements throughout employment. Some positions may require a pre-employment physical examination post offer of employment to include asbestos worker clearance, respiratory clearance questionnaire and respiratory fit test. May participate in programs which involve adherence to program regulations, including physical exam, annual testing, x-rays, medication, vaccinations at ASU expense, and completion of a Health Surveillance Questionnaire.


Desired Qualifications

Experience in:

  • Working in a university residential environment or densely populated residential facilities (i.e. hospitality, apartment, condominium, etc.) in higher education facilities management
  • Maintenance of higher educational facilities (classrooms, laboratories, student life, etc.)
  • Ordering building materials
  • Preparing a variety of documents (e.g., correspondence, reports, policies and procedures, training documents)
  • Estimating and managing repairs
  • Using computers (e.g., MS Office, inventory management database programs)
  • Using work order systems and Computer Maintenance Management Systems (e.g. WebTMA, CMMS)

Evidence of:

  • Facilities Management higher education 
  • Two (2) years’ experience in supervision of employees
  • Effective communication skills
  • Customer service

Knowledge of:

  • State, local and federal building codes 

Working Environment

  • Work in and out of private residences maintaining communication with occupants.
  • Communicate effectively and through electronic devices to perform the essential functions.
  • Use standard office equipment (computer workstation/laptop, printer, fax, calculator, copier, telephone and associated computer/technology peripherals).
  • Drive University vehicles.
  • Lift, bend, and carry up to 50 pounds.
  • Wear personal protective equipment (safety glasses, gloves).
  • Work with team members, prioritize assignments, work within guidelines.
  • Participate in after-hours on-call rotation.

This position is located at the Tempe campus. 

Must possess a valid Arizona driver's license (minimum of Class D) upon employment and maintain throughout employment.  Post-offer of employment, selected candidate must possess an acceptable driving record which is 5 or fewer points in the most recent 39 month period from date of hire.

Must pass pre-employment physical examination post offer of employment to include asbestos worker clearance, respiratory clearance questionnaire and respiratory fit test.

This position is dependent on the continuation of funding from a specific source other than general operating funds.  As such, this appointment may terminate when the funding is no longer available.

This position requires working a rotating on-call/stand-by schedule and may be called in for emergency response including nights, weekends, and holidays.
