Job Description
ASU Fulton Schools of Engineering is seeking a Facilities Project Manager to advance the strategic growth of research activities. With guidance from the Director of Facilities and Space Planning, the Project Manager will be responsible for overseeing and managing projects related to the planning, construction, and renovation of research labs, manufacturing spaces, office areas, and more.
The Facilities Project Manager will work closely and collaboratively with stakeholders to plan, direct, organize, and execute project requirements.
The Facilities Project Manager will be expected to work primarily onsite at the ASU Tempe campus, with some flexibility to work remotely on occasion and with the opportunity to obtain a hybrid work arrangement in the future.
- Experienced with space planning, front end planning, architectural, engineering and construction disciplines.
- Experienced with project budgeting, cost estimating of construction, escalation factors and market trends.
- Experienced with the process for acquiring professional design services and construction services.
- Experienced with building construction, materials, and methods.
- Knowledge of applicable building codes, electrical, plumbing, mechanical, life safety and accessibility codes and laws.
- Strong knowledge of all design and construction disciplines including but not limited to architecture, mechanical, electrical, plumbing, structural, controls, fire protection, low voltage cabling and physical security.
- Skilled in managing multiple projects and coordinating the work of a design team to ensure compliance with the program statement.
- Skilled in preparing Program Statements, Request for Proposals, and contract documents for design and construction services.
- Skilled in written and verbal communication, including understanding user needs and the ability to communicate technical requirements to meet those needs.
- Skilled in reading and interpreting construction drawings and specifications and assessing them for quality control purposes.
- Skilled in engineering and mathematical calculations and computer applications. Skilled in establishing and maintaining effective working relationships.

Essential Duties
- Develop comprehensive project plans that outline the scope, goals, timeline, budget, and resources required for facility-related projects.
- Collaborate with internal stakeholders, such as department heads, and external stakeholders, such as architects, contractors, and vendors, to ensure effective communication and coordination throughout the project lifecycle.
- Monitor project budgets, tracking expenses, and ensuring that projects are completed within the allocated financial resources.
- Oversee contracts with construction firms, architects, suppliers, and other service providers, ensuring compliance with terms and conditions.
- Identify potential risks associated with projects and develop strategies to mitigate or address these risks to ensure project success.
- Monitor and ensure that projects meet quality standards and address any deviations from the planned quality levels.
- Inspect construction progress to ensure compliance with project specifications and quality standards.
- Track project timelines, identifying potential delays, and implementing measures to keep projects on schedule.
- Address issues or challenges that may arise during the project, find solutions, and keep the project moving forward.
- Conduct post-project evaluations to assess the success of the project, identify lessons learned, and implement improvements for future projects.
- Ensure that all facility-related projects comply with relevant building codes, safety regulations, and other legal requirements.
- Ensure projects compliance with University’s design guidelines.
- Manage projects to ensure that design meets user needs and is completed within time frame and budget restrictions.
- Manage requests for proposals, proposal evaluation, consultant interviews and selection, fee negotiations, bid and contracts, and pre-bid and pre-construction conferences.
- Prepare and execute requests for change orders, request for payment, request for schedule changes, interpretation of documents and ensure timely payments.
- Coordinate the specification, purchase, delivery and installation of furniture, fixtures, and equipment.
- Oversee project closeout and ensure compliance with University’s requirements.
- Determine and initiate appropriate action for dispute resolution and resolution of insurance claims in a timely fashion. Monitor punch-list inspections and ensure follow-through to resolution on all warranty claims and post-occupancy issues.
- Performs additional duties and responsibilities as assigned.
Minimum Qualifications
Bachelor's degree in a related field AND three (3) years of professional design and construction administration experience, which includes one (1) year of project management experience; OR Seven (7) years of professional design and construction administration experience, which includes one (1) year of project management experience; OR Any equivalent combination of experience and/or education from which comparable knowledge, skills, and abilities have been achieved.

- Evidence of a Bachelor’s degree in construction management, architecture, or engineering.
- Direct experience in the construction industry as an architect, engineer, or project manager. (5 years)
- Experience as a Construction project manager. (3 years)
- Evidence of a Professional Certification in Project Management or Construction Management.
- Experience working closely with and reporting to senior leadership.
- Experience with managing multiple high priority projects.
- Experience tracking progress, projects, follow up, deadlines, and deliverables for multiple projects.
- Experience in working with project management software.
- Demonstrated knowledge of higher education environments.
- Experience working with and fostering partnerships with executives and organizations.
- Experience in coordinating meetings, planning events, and managing technology associated with webinars and conferences.
- Experience in working collaboratively and building strong relationships with internal stakeholders and external partners.
- Demonstrated knowledge of fiscal responsibility and budget management.

- Experience in developing presentations and performing presentations at meetings.

Working Environment
- Activities are performed in a variety of internal and external settings.
- Most work activities are performed in an environmentally controlled office setting subject to extended periods of sitting, keyboarding, and manipulating a computer mouse.
- Activities will require traveling to various locations within ASU Tempe campus and will also require periodic trips to ASU Polytechnic campus (East Mesa, AZ) and ASU West Campus (Glendale, AZ).
- Field trips, construction inspections and other activities may require walking long periods of time, walking on uneven surfaces, temporary exposure to extreme temperatures, climbing stairs, climbing ladders, bending, reaching, pushing, pulling, crouching, stretching, climbing, crawling, manipulating ladders and/or lifting moderate amounts of weight.
- Field trips and inspections may also include exposure to central plant equipment and systems in a loud environment; dirty environment with inadequate lighting, extreme noise, confined spaces (e.g., tunnels, vaults), and restricted movement.
- Field trips and inspections may involve exposure to hazardous and dangerous materials, tools, and equipment which will require safety precautions and/or specific process to be followed and may include the use of Personal Protection Equipment (PPE) (e.g. safety glasses, hearing protection, negative pressure, and positive pressure respirator).
