Position Details | The Physical Plant team is responsible for operations and maintenance of approximately 300 Wesleyan University buildings including a central power plant that encompasses almost 3 million square feet. The physical plant team includes skilled tradespeople who maintain and repair campus buildings and associated equipment. Reporting to the Associate Vice President, Facilities, the Facilities Operations Maintenance Planner is responsible for tracking and forecasting future work through the development and management of a comprehensive facilities deferred maintenance list. The Facilities Operations Maintenance Planner builds relationships both internally and externally and maintains a broad overview of supply inventory, labor availability, workload, and staffing. They work with and Facilities staff to plan work according to priority and urgency. The position assesses and develops efficient workflows and maintenance processes that improve workforce productivity and work quality by anticipating and eliminating potential delays. The position ensures a smooth transition of projects from the Construction Phase to the Operations and Maintenance Phase, ensuring that warrantees are managed, and that internal maintenance staff is prepared to support the long-term operations of building and systems. Physical Demands/Working Conditions include Sitting, Standing, Repetitive Movement, Balancing, Reaching, Twisting, Bending, Climbing, Carrying, Pulling/Pushing, lifting (50-100 lbs.), Climbing ladders, and working from platforms and heights as needed. Ability to perform the responsibilities with or without reasonable accommodations. This is an exempt position that works full-time, 40 hours per week, 52 weeks per year. Typical work hours are Monday – Friday 7:00 am – 4:00 pm. This position requires occasional nights, holidays and weekends as directed. This position is classified as essential personnel and as such is required to report to work/remain at work even if classes are canceled and the campus is working on limited operations in an emergency. |
Minimum Qualifications | Bachelor’s degree and a minimum of 5 years of progressively responsible experience planning and scheduling the maintenance of facilities systems or an equivalent combination of education, training, and experience. Demonstrated ability to forecast 5-year maintenance plans which anticipate and support renewal schedules. Knowledge of best practices related to preventive maintenance. Demonstrated knowledge of mechanical systems, procedures and maintenance requirements. Demonstrated track record of assessing factors such as criticality of work, advance notification, impact assessment, labor availability, frequency and magnitude of tasks, efficiency of operations in planning work. Demonstrated knowledge of applicable local and state building codes and other regulations applicable to area of responsibility. Demonstrated experience with supporting, coordinating, and scheduling preventive and corrective maintenance tasks. Demonstrated knowledge and proper use of personal protective equipment, Safety Data Sheets and proper waste disposal methods and proper application of Lock Out Tag Out, confined space, and other safety procedures. Demonstrated ability to read and interpret blueprints, drawings, and specifications. Effective communication skills and a demonstrated ability to establish and maintain effective relationships with staff, customers, vendors, and management. Strong organizational, prioritization and project management skills. Effective planning experience. Expertise in MSOffice (Word, Excel, Outlook and PowerPoint) with advanced abilities in Excel. Expertise in effectively using maintenance management systems. Demonstrated ability to manipulate and create graphic reports on large data sets. Demonstrated ability to make data informed recommendations. Possession and continuous maintenance of valid State of Connecticut driver’s license and safe driving skills. Ability to perform the responsibilities of the position listed above with or without reasonable accommodations. Demonstrated commitment to work within a diverse environment and work collegially with individuals of different backgrounds. |
Preferred Qualifications | Documented proficiency with EMS, and School Dude Work order System. Knowledge of maintenance management fundamentals. |
