The Engineering Planner supports the Mechanical /Architectural, Preventative Maintenance (PM) Power Plant, Electrical, Critical Systems, and Controls teams of the Facilities Engineering department. This is accomplished by backing up Supervisors and Leads in any area they require assistance, as approved by the Facilities Mechanical Engineer. This position manages the 20-year capital equipment plan including providing replacement analysis of various pieces of equipment on their replacement year and identifying new pieces of equipment and systems to include in the plan. Additionally, this position will assist in establishing SOPs for various work tasks and PMs within the department. When new pieces of equipment are added, researching and quantifying the PM's needed in conjunction with the Lead and Supervisor in that area. This position also coordinates planned utility outages with both the workforce and the customers. Additionally, the individual will process and close all PMs, QCing at least 10% of the PMs to ensure proper completion. Ensure clear equipment histories are developed and maintained, and that proper assets are associated to PMs and projects. This individual will also be the technical manager of many small contracts in their area of responsibility and will perform analysis and studies as directed. Provide departmental support of Facilities teams, including acting as on-call supervisor on a rotational basis throughout the year. This position also identifies training topics and maintains the training program.

This position will be onsite Monday-Friday.

Responsibilities
  • Uses the eMaint CMMS database to plan, schedule, and coordinate the preventive maintenance of equipment, including A/C units, air compressors, air handlers, emergency power generators, automatic transfer switches, building automation systems, etc.
  • Prioritize, plan, schedule, and follow-up on accuracy of the job plan for all planned PM and corrective work.
  • Their focus is not day-to-day but is to be proactive and to optimize workforce productivity, managing work two weeks to one month in advance.
  • Providing reports to supervisors and leads on schedule compliance (maintenance completed as scheduled) and planning compliance (accuracy of information, estimate of labor and material, improvement in labor effectiveness or increase of value-added activities).
  • Develops, incorporates, and implements preventive maintenance plans/SOPs and schedules for all facilities related equipment into the eMaint CMMS system.
  • Modifies database to add/remove equipment, develop and modify job plans, modify maintenance intervals, and identifies special requirements for maintenance of technical facilities.
  • Ensures records for documentation of completed work, compliance with regulations and certification requirements are maintained.
  • When developing PM modifications that deviate from the Manufacturers recommendation should consider, but not be limited to the following:
    • How the equipment is used, including safety measures
    • Likely consequences of equipment failure or malfunctions including seriousness of and prevalence of harm
    • Availability of alternative or back-up equipment in the event the equipment fails or malfunctions
    • Incident history of identical or similar equipment
    • Maintenance requirements of the equipment
  • Provide customer-requested estimates of work for in-house staff and outside contractors.
  • Coordinates with outside contractors and informs building administration on all equipment and utility shutdowns.
  • Update and maintain the 20-year plan for equipment and infrastructure for Fred Hutch by conducting analysis of data.
  • Prepares reports and recommends changes to improve performance of the 20-year plan.
  • Reviews design documents (internally and externally developed) for equipment standardization and incorporation into the eMaint CMMS.
  • Ensures close-out documentation for all new equipment on new construction and renewal projects have been captured by eMaint and other campus databases.
  • Maintains O&M Manuals (bound and electronic) as well as OEM technical data to support maintenance and repair activities.
  • Other duties may be assigned.

Qualifications

Minimum Qualifications:

  • Four year college degree in Facilities Management, Engineering or related field or equivalent on-the-job experience
  • Four or more years of increasing responsibilities in facilities maintenance and operations for a large bio-medical research, hospital, heavy manufacturing facilities or other equipment intensive zero downtime operation is desired
  • Knowledge of computerized maintenance management systems (maintenance planning/scheduling software)
  • Strong technical knowledge in areas of Mechanical, Architectural, Electrical, Building Controls, and HVAC operations and maintenance
  • Excellent organizational, communication and interpersonal skills with ability to interact independently with staff at all levels, cross-functional teams, and external entities
  • Excellent written and verbal communications skills
  • Dependable, on-time and proven good work habits
  • Able to work a varied schedule including shift work
  • Ability to be an effective trainer

The annual base salary range for this position is from $93,101 to $139,630, and pay offered will be based on experience and qualifications.
