The main purpose of the Director of Custodial Operations is to ensure all Boston University Campus buildings are kept functioning in a clean, sanitary, and safe condition for the benefit and use of the University Community.  Manage all technical and administrative aspects of Custodial Operations (Daily operations, emergency response, budget, staffing/personnel issues, training, equipment, and supplies).  Two Assistant Directors and the Zero Waste Manager report to the Director.  This team manages seven off-hour Assistant Managers the eighteen Custodial Area Managers and over four-hundred fifty represented custodial staff.  This position provides a critical interface with The Academic units, Residence Life, Housing, and all Auxiliary Services. 

The Director of Custodial Operations manages the budget process, personnel, staffing, equipment, consumable supply requirements and vendor relations necessary provide efficient delivery of Custodial Services to all campuses.  Collaborates with University stakeholders and groups to coordinate and support the academic and research activity of the University.  Manage special events and direct Custodial response for campus emergencies, including Snow removal, floods, fires and building access and scheduling. 

Specific Job Functions:  

  • Manage the operational and capital budgets for the custodial operations, including labor cost, supply costs, capital equipment, and third-party funding. Monitor monthly budget reports and propose current year adjustments and projections for the next fiscal year.
  • Attend meetings with Department heads (or designees) and the Shared Services managers to act as representative for the Custodial Operations Department.
  • Manage the purchase of supplies and equipment with Procurement. Review products and equipment to determine appropriate selection to increase productivity.  Develop systems to test and select appropriate new cleaning supplies and/or methods to make the custodial operation more efficient.
  • Manage hiring, promotions and disciplinary issues. Develop training programs for new employees.  Periodically review existing staffing levels for maximum productivity.  Assign projects to Assistant Directors, Area Managers, and Assistant Area Managers, and review results to improve supervision of custodial staff.  Provide staffing analyses for any new or renovated facilities, including recommendations for equipment.
  • Monitor all special events and work with Custodial Operations and Shared Services managers, Events & Conferences staff, student organizations, staff, faculty, and outside contractors to meet needs of customers.
  • Responsible for the Performance Management and Monitoring of Assistant Directors to ensure assigned tasks are completed in a satisfactory and timely basis. Tasks include touring facilities to monitor standards of cleanliness, as well as seasonal response for snow removal, Commencement and Move-in projects. 
  • Serve as departmental liaison with academic department heads, meeting on a regular basis and following up on areas of concern to ensure customer satisfaction.
  • Responsible for the establishment of standards, schedules, assignments, staffing levels and training for the buildings group.
  • Responsible for the coordination of campus trash removal and recycling to include specifications, guidelines, sustainability goals and initiatives, and contract negotiations related to this function.
  • Responsible for the execution of setup in support of annual University related activities and special events. Serve as a primary contact with University individuals and groups in the planning of conferences, events, meetings and other related functions and coordinates custodial support for all the above.
  • Interact on a regular basis with various campus departments (e.g., Housing, Residence Life, BUPD, etc.).
  • Personally and consistently tour the campus facilities to assess and ensure all Boston University Campus buildings are kept in a clean, sanitary, functioning, and safe condition for the benefit and use of the University Community.

  • Bachelor’s degree required (Master’s degree preferred) with 8-years’ management experience, preferably with union staff.
  • Must have exceptional professional and effective communication and customer relations skills in written and oral forms, as well as use computer systems, for reporting and analytics.
  • Proficiency in automated Work Order systems and MS Office (especially Excel & Power Point) required.
  • Must be detail oriented and organized, able to manage multiple events, work under tight deadlines while interacting with various departments.
  • Physically capable of personally touring a wide variety of facilities, requiring climbing stairs and ladders, entering mechanical rooms, lab and clinic areas, and being outside in weather extremes.
  • Maintain a professional appearance and set a professional example with work ethic, attendance and adherence to University policies and procedures.

Proof of eligibility to work in the United States.

Yearly:  Matriculation and Graduation ceremonies; preparation for the closing and opening of school in both the academic and residential areas; special dormitory turn over cleaning projects.

Fall & Spring: Monitor exterior conditions; provide support for seasonal operations.

Winter:  Snow removal operations as each storm dictates; Intersession projects.
