Position Summary
The Washington University School of Medicine Operations & Facilities Management Department provides a range of services for the medical campus in a customer-focused, efficient, and sustainable manner. Operations & Facilities Management maintains 61 university buildings and provides operational, planning, and construction services to over 8.3 million gross square feet of space. We will open three new facilities between 2023 and 2025 with over 1.5M BGSF. In addition, the School of Medicine continues expanding its reach on and off campus in teaching, clinical care, and research.
Assists with all facilities-related operations at Washington University School of Medicine. Operators monitor several different building automation software and three unique fire alarm software to support the 24/7 operation of researchers and campus community partners. Provides emergency response to A/BSL3 laboratories, vivariums, data centers, climate rooms, freezer farms, and other various campus assets. In the event of degraded infrastructure, functions as dispatch for Facilities Engineering skilled trades to support the timely repair of degraded building systems during off-shifts. This position typically works from 3:30 p.m. – 11:30 p.m. with the work week of Friday – Tuesday.


Job Description

Primary Duties & Responsibilities

  • Monitors software, computer, telephone systems, and facilities terminology to support monitoring building automation and fire alarm systems on computer workstations. Provides emergency response A/BSL3 laboratories, vivariums, data centers, climate rooms, freezer farms, and other various campus assets. Acts as the first responder to HVAC events, which may require manually resetting alarms, freeze stats, pressure switches, motor overloads, and performing equipment shutdowns. Changes temperature, humidity, and airflow set points as needed.
  • Assists with triaging service interruptions to responsible technicians to minimize system/equipment downtime by documenting impact and creating verbal and written work orders from internal and external callers. Must maintain excellent customer service at all times and be able to distinguish impact, protocols, and need for escalation.
  • Learns and utilizes building automation logic and assists with optimizing 32 chillers in 9 chilled water plants to the most efficient configuration to best support the cooling demand across 26 central buildings, in alignment with overall campus carbon emissions reduction efforts while minimizing electrical demand charges.
  • Conducts monthly inspections on elevator equipment rooms and performs fire recall testing to ensure proper operation in the event of an emergency. Performs inspections on all of the campus fire suppression sprinkler systems to ensure proper alignment in case of emergency.
  • Provides data entry within multiple databases and systems supporting the Facilities Management department. This may include operational logs, work order requests, and updating equipment/inventory.
  • Supports continued construction and renovation efforts in facilitating the Hot-Work Permit process by reconfiguring the Fire Alarm Automation systems.
  • Executes approved procedures for equipment operating outside of their designed parameters, to support sustained operations.
  • Assists with creating and distributing service interruption notifications that impact our physical assets and infrastructure to responsible staff and campus partners.
  • Performs other duties as assigned.

Working Conditions

  • Works inside and outside in dusty and dirty places such as pits and equipment spaces where temperatures may exceed 100 degrees and equipment may be oily and greasy.
  • Exposed to wet and cold conditions, as well as noise and vibration from operation equipment.
  • Must be able to work in morgues, anatomy, and pathology laboratories.
  • Employees may be required to work in the vicinity of labs containing bio-hazardous radioactive substances.

Preferred Qualifications

  • EPA approved universal certification for handling CFC/HCFC Refrigerants per EPA 40 CFR.
  • Knowledge of Johnson Controls and Schneider Electric building automation systems.
  • Experience with commercial HVAC systems (AHUs, Chillers, Cooling Towers, Exhaust Systems, and Climate Rooms).
  • Excellent computer skills with basic workstation troubleshooting skills.
  • Excellent customer service skills and the ability to communicate with a diverse group of people.
  • Two to four years of related experience in skilled trade functions and demonstrated ability to perform varied maintenance tasks.
  • Able to diagnose and resolve a variety of maintenance problems involving HVAC, electrical, plumbing, mechanical, and other conditions.
  • Able to resolve maintenance problems in a timely manner in order to avoid or minimize disruptions and delays in the work environments of faculty, staff, customers, or the public.
  • Able to lift and carry tools and material weighing in excess of 50 pounds and be able to raise and carry with assistance items weighing 200 pounds.
  • Able to climb, balance, stoop, kneel, and crouch to gain access to pipes, wiring, and equipment.
  • Excellent oral and written communication skills.
  • Able to work with minimal supervision.
  • Be available to work overtime when asked.


Required Qualifications

  • High school diploma or equivalent high school certification and one year of related experience or an equivalent combination of education and relevant experience.
  • Must obtain and maintain a valid Missouri Class E or Illinois Class D Driver's license. within 30 days of hire.
  • Good driving record.

Salary Range
$20.76 - $32.21 / Hourly

The salary range reflects base salaries paid for positions in a given job grade across the University. Individual rates within the range will be determined by factors including one's qualifications and performance, equity with others in the department, market rates for positions within the same grade and department budget.
