Position Summary

The University of Southern Indiana is accepting applications for Construction Project Manager.

Serve as the University's subject expert, manager, representative and contact for major to minor construction, renovation, and repair projects. Act as liaison with contractors, architects, engineers and University staff. Ensure the University’s best interests are met.

Duties/Responsibilities 

  • Provide expertise in construction methods, applicable building, fire, life safety and other codes, laws, regulations, etc. Keeps up to date on changes in codes, regulations, etc. new techniques in construction.
  • Coordinate construction and project work with contractors and staff. Schedule as to not interfere with classes or activities around classes and travel while collaborating with the Facility’s and University staff and contracted construction services.
  • Assist in preparation of drawings, sketches, specifications and other documents for construction, renovation and repair projects.
  • Assist in preparation of construction contracts and purchase orders to contractors and vendors.
  • Assemble cost estimates for planned or envisioned construction and renovation projects.
  • Assist in evaluating project bids for compliance with project specifications.
  • Conduct initial project construction meeting to provide all involved USI operational procedures and policies for conducting business with the University and on site expectations. Conduct progress, coordination and planning meetings at regular intervals for each ongoing construction project.
  • Reviews project drawings and specifications to be the university expert for each project. Evaluate shop drawings for adherence to project specifications. Investigate variances and approve or reject use of products or processes based on their compliance with project specifications.
  • Review and approve contractor and project schedules. Evaluate progress of each phase. When any progress is behind schedule, discuss the issue with the contractor’s project manager for clarification and corrective actions. Keep FOP management and User leaders apprised of construction status and issues.
  • Review and approve accurate and compliant contractor payment applications.
  • Monitor construction and renovation work to insure quality of workmanship and materials, adherence to construction schedules, and code standards.
  • Evaluate Requests for Information (RFI), Proposal Requests (PR) and responses to ensure expectations of the project, safety, and the University’s best interests are met.
  • For changes orders, collaborate with constructors, FOP, and designers to determine the best method for the change, necessary time and materials for completion, and appropriate costs. Review, evaluate and approve or reject such change orders.
  • Approve contractor payment applications ensuring stated work was completed, equipment received and both are satisfactory.
  • Create and maintain comprehensive project and building files.
  • Prepare and review miscellaneous letters and information as needed on the project.
  • Assist in preparation and review of "as built" drawings.
  • Assist with, arrange and verify University-owned and other utilities are located prior to any movement of ground.
  • Prepare progress, site visitation and accounting reports for each project.
  • Assist architects and engineers in preparing project manuals and specifications for construction, renovation and repair projects of University facilities, grounds, improvements and equipment. Participate in design meetings.
  • Duplicate and reproduce plans and documents.
  • Other duties as assigned.

Required Knowledge and Skills

  • Bachelor's degree required preferably in business management, construction technology or related field. Substantial experience may be considered in lieu of a bachelor’s degree.
  • A minimum of five years of construction management experience. Broad based experience and knowledge of general construction, carpentry, plumbing, electrical, HVAC and mechanical construction.
  • Thorough knowledge of construction techniques, equipment, and materials.
  • Ability to read, interpret, and explain all types of drawings related to building and site construction.
  • Demonstrated ability to work in a "partnering" or "team" approach with designers, architects, engineers, contractors and University staff.
  • Excellent oral and written skills.
  • Must possess strong interpersonal and communication skills.
  • Ability to organize, file and retrieve project documents and information.
  • Experience with desktop computer, word processing, spreadsheet, and electronic software.
  • Project management of new building, renovations and minor construction experience.
  • Knowledge of safety regulations and OSHA standards.

Preferred Knowledge and Skills

Ten years of construction management experience.

Work Hours and Travel Requirements

Standard work hours are Monday through Friday, 8:00 am to 4:30 pm.

Occasional irregular, weekend and holiday hours may be required.

Occasional travel may be required.
