Classification Title: Building Services Engineer

Classification Salary Range: $6,151- $7,942 monthly

The anticipated hiring salary for this position is $6,151 monthly

The final salary is dependent upon qualifications and experience 

About the Department/Position:

The Central Plant unit is responsible for the operation of mechanical systems, including the heating, ventilation and air conditioning of all university buildings. Many of the buildings on campus are controlled with new electronic temperature controls. These buildings require special attention for the control of comfort and energy management. This task is performed by the Facilities Control Specialist, who is able to monitor and control building comfort from the Central Plant control room.

Under general supervision of the Manager, Central Plant, the Building Service Engineer is primarily responsible for working with, operating, maintaining, repairing, and inspecting heating, ventilating, air conditioning, refrigeration and water systems and equipment; testing, adjusting and calibrating boiler and air conditioning machinery and mechanical, electrical, pneumatic, and/or microprocessor control instruments; testing, maintaining and treating water in hydronic loops, cooling towers, and chilled water loops; maintaining, diagnosing, and making emergency repairs to natural gas, water, refrigerant, and air distribution systems; regularly using features of building automation systems to diagnose and troubleshoot problems in the HVAC systems, while optimizing energy usage; monitoring building automation system data and adjusting systems accordingly; responding to service requests to adjust air flow, temperature and humidity balances for individual rooms, building areas or buildings; maintaining swimming pools, maintaining logs of maintenance and repairs using manual and computerized record-keeping systems; and may instruct or lead semi-skilled or non-technical assistants. Incumbents also repair and replace bearings, shafts, seals, rings, and electrical wiring and install central system parts, gauges, valves, and pipes. Additionally, incumbents may be required to work swing shifts, and/or weekends.

 Overview of Duties and Responsibilities:

  • Operate, maintain, repair, upgrade and inspect equipment including bearings, shafts, seals, rings, and install central system parts, gauges, valves, pipes, etc.
  • Building construction and repair work on remodels and renovations.
  • Monitor Building Automation Systems (BAS) data and adjust the system accordingly. 
  • Conducts testing and treatment of water for both closed and open loop systems.

Minimum Qualifications:

  • Two years of journey-level experience in the operation, maintenance, and repair of boiler, heating, ventilating, refrigeration, and air conditioning equipment and systems or the equivalent combination of formal course work in mechanical technology and hands-on experience.
  • Valid driver license

Knowledge, Skills, and Abilities:

  • Thorough knowledge of high and low-pressure boilers, heating, ventilating, air conditioning equipment, cooling towers, pneumatic systems, hydronic heating, and closed loop cooling systems, chemical treatment procedures and practices used on closed loops and cooling towers, and maintenance of all common equipment found in an institutional central plant.
  • Ability to maintain currency in applicable industrial safety orders and regulations relative to facilities, HVAC, and related equipment.

Preferred Qualifications:

  • Three years of journey-level experience as a Building Service Engineer or Refrigeration Mechanic within the last five years.

  • Formal training via an apprenticeship program, trade school, or community college in a field related to the mechanical or HVAC trades.

  • Experience working in a public sector environment.
