Primary Purpose of Position
The Building Services Supervisor has primary responsibility for supervision of housekeeping and building services activities throughout the Student Union to ensure the building is maintained to established unit standards. Also supervises accurate room/common area sets up for events, in and around the building as directed. He/She is responsible for guiding and leading efforts to identify services and programs that best meet the needs of the university community.
Minimum Education/Experience
Required Minimum Qualifications:
Graduation from high school or possession of a GED, and one year of experience in the area assigned; or an equivalent combination of training and experience.
University Preferred Qualifications:
Graduation from high school and three years experience in the area of work assigned, two of which were in a supervisory capacity; or an equivalent combination of education and experience.
Essential Job Duties
  • Supervise housekeeping and building services staff and activities throughout the Student Union during First Shift to ensure the building is maintained to established standards.
  • Supervise up to nine BES technicians.
  • Plan daily and weekly work schedules for staff, as well as special initiatives based on information provided in the 25Live reservations program.
  • Develop and train staff on all Building Services­ related systems, including, but not limited to, floor maintenance, furniture and upholstery maintenance, restroom cleaning and supplies, and general cleanliness of the Student Union according to UNC Charlotte Environmental & Safety and OSHA standards.
  • Maintain specific focus on floor care during First Shift work to meet established standards.
  • Assess the needs of the staff and recommend changes in procedures, workflow and staffing assignments.
  • Maintain Building Services equipment, including, but not limited to, floor scrubbers, buffers, burnishers, carpet and upholstery cleaners/steamers, grout scrubbers, vacuum cleaners, and mechanical lift.
  • Ensure products and equipment are utilized and maintained to manufacturer and departmental standards.
  • Maintain supply inventory, including, but not limited to, toilet paper, hand soap, cleaning supplies and chemicals, and trash supplies.
  • Manage attendance and performance of staff utilizing Kronos and NinerTalent software.

Other Work Responsibilities
  • Identify, address, and resolve potential problems in service promptly and respectfully.
  • Conduct periodic inspections of service delivery and customer satisfaction, recommend updates as necessary.
  • Perform the duties of a Building Service technician in conjunction with and in the absence of other staff.
  • Under direction of BES managers, support the allocation of staff and equipment resources between both the Student Union and Cone University Center facilities as needed.
  • Complete reports as instructed by supervisor and administration.
  • Conduct equipment operation and maintenance training according to manufacturers’ recommendations.
  • Maintain open and transparent communication with Supervisor.
  • Conduct new employee orientation and training with Building Services staff on procedures, techniques and special applications.
  • Observe, inspect, and monitor quality of work, offering recommendations for improvements.
  • Maintain an effective working relationship with coworkers, students and visitors, promoting customer service at all levels.
  • Promote teamwork and communication among First Shift staff and between all shifts in the Student Union.
  • Represent the department and the university in a positive manner.

Departmental Preferred Experience, Skills, Training/Education
  • Graduation from High School or possession of a GED.
  • 3 to 5 years of housekeeping supervisory experience.
  • 5 to 6 years of general housekeeping or floor care experience.
  • Demonstrated experience and comfortability with floor care equipment and training others on equipment.
  • Computer proficiency and experience with Microsoft Office software.
  • Housekeeping/custodial services supervisory experience.
  • Housekeeping/custodial services expertise and floor care experience, with gradual responsibilities throughout employment.
  • Demonstrated ability to lead and train others.
  • Demonstrated ability to work in a team.
  • Effective communication, written and verbal.

Necessary Licenses or Certifications
Where applicable, must be eligible for required certification.
