Description of primary duties and responsibilities:
Primary Purpose of the Organizational Unit:

The Division of Facilities Management functions are to design, construct, maintain and operate the physical facilities of the University. The number one objective of the department is to provide and maintain facilities that will enhance and support the mission and academic goals of the University. Our approach is centered upon providing a superior level of customer service.
Primary Purpose of the Position:

The primary purpose of this position is to clean and maintain floors and carpets in all buildings according to scheduled requirements and to maintain a high degree of quality throughout each assigned area of responsibility. This position supports the goals of the Building Environmental Services Department by ensuring standards of cleanliness are maintained throughout the campus. The Floor technician is responsible for stripping, waxing, buffing, shampooing, extraction, and bonneting areas that include offices, lobbies, entrances, stairwells, and other public areas. Responds to emergency calls adequately, assessing emergency situations to minimize losses and contacting appropriate personnel if needed.
Description of Work Continued:
Cleaning Duties, Skills, and Knowledge-70%:
Applies standard procedures, equipment, and tools to strip and refinish hard surface floors in addition to extracting carpeted areas within scheduled buildings.
Ability to perform floor maintenance duties, including stripping floors, refinishing floors, extracting carpet, shampooing carpet, and spray buffing.
Performs maintenance and restorative processes for all floor surface types.
Uses water extractor to address building floods.
Transports equipment by vehicle to different locations daily.
Moving and repositioning of office and classroom furniture.
Inspects and cleans equipment and ensures equipment is operational daily, reports any needed repairs to supervisor.
May be required to perform general cleaning duties to include sweeping, mopping, dusting, and trash removal.
Safety, Security, and Health Compliance-15%:
Ensures that safety policies and procedures are followed.
Asks necessary questions to complete their tasks.
Ensure that personal protective equipment is used to prevent injury to self and others.
Maintain conditions that ensure a healthy and safe work environment.
Recognizes and follows dispenser directions to properly mix cleaning chemicals.
Attend educational training workshops as needed for safety practices.
Teach new employees the safe way to do the job and/ or carry out designated tasks.
Emergency Response-10%:
Responds to emergency maintenance and disaster calls during the night shift and adequately assess emergency situations, reference guidelines, take measures to minimize losses, and contact appropriate personnel if needed.
Provide maintenance assistance when needed, such as assisting maintenance employees with their work and completing minor maintenance tasks if possible (such as unclogging toilets)
Report maintenance issues and security problems to appropriate offices on campus
Collaboration and Communication 5%:
Share expertise and knowledge with co-workers.
Communicate with co-workers in a manner that allows work to be completed.
Maintain an effective working relationship with supervisor and co-workers to encourage and support communication and teamwork.
Manage resources to complete assignments even during peak periods, i.e., time management, ensuring that all tools and equipment needed are taken to the job site, planning tasks around adverse weather events, etc.
Minimum Education and Experience Requirements:
High school diploma or equivalency.
Some knowledge of cleaning procedures, ability to follow instructions and to perform medium to heavy physical work, or an equivalent combination of training and experience.
A valid driver’s license. Must have an acceptable driving record, which may require up to five years of driving experience with no more than one minor fault accident or violation in the past three years. The University will review the driver’s license and records periodically for compliance.
Knowledge skills and abilities:
Knowledge-Technical: Performs basic cleaning such as sweeping, mopping, scrubbing dusting, disinfecting, vacuuming, etc. to keep working areas in a clean and orderly condition. Fills dispensers, such as tissue and soap dispensers, with the proper product and amount.
Customer Service: Recognizes potential problems in service and addresses and resolves them promptly and respectfully.
Communication: Listens to instructions and asks necessary questions to complete tasks
Safety/Health Compliance: Services and or replaces cleaning and maintenance machinery equipment and machinery.
Interpersonal Skills: Develops and maintains effective working relationships with others in order to encourage and support communication and teamwork.
