The main purpose of the Custodial Area Manager position is to ensure the buildings in the assigned Area are kept in a clean, sanitary, functioning, and safe condition for the benefit and use of the University Community.  This position supervises multi-shift staff, monitors performance and productivity, trains the union custodial staff assigned to the Area, keeps inventory and orders supplies and equipment repair as necessary to maintain the usefulness of the buildings and the safety of occupants and staff.  The Area Manager also evaluates effectiveness of chemicals and equipment for their specific facilities, and submits appropriate reports to Management staff regarding needs of the Area.

 Specific Job Functions:  

  • Schedule and supervise union custodial staff to ensure assigned tasks are completed in a satisfactory and timely basis. Tasks include touring facilities to monitor standards of cleanliness, staffing for event set-ups, addressing minor maintenance, and arranging seasonal needs such as cleaning sidewalks, gutters and lawns, as well as snow removal. Interact on a daily basis with various campus departments and student groups regarding event site selection, set ups, estimates of work, and general event support. Coordinate work with Trade Managers for any trades staff in keeping with building operation. Monitor outside contractors in keeping with building operation. Order and maintain all cleaning equipment and custodial supplies and secure assigned inventory. Monitor employee performance, attendance, and training/work capabilities. Work with custodial management supervisors regarding any disciplinary issues to ensure contract is administered appropriately.  Review and authorize payroll time sheets. 
  • Inspect buildings for maintenance, cleanliness, and safety and fill out any associated maintenance requests utilizing department systems. Review all safety equipment and egress for building occupants. Ensure all locking devices and alarm systems are working properly and that all methods of egress are properly secured. Conduct elevator checks to ensure elevators are operating properly and report any problems. Initiate requisitions for maintenance and emergency work to be done, and follow up to see that the work is satisfactorily completed. Prepare status reports as needed or requested by management.                                                                   
  • Function as the primary liaison between building occupants and Facilities Management and Operations staff. Receive and respond to requests and complaints from occupants.  Screen such requests and inform Assistant Director, as appropriate, and/or initiate action to facilitate resolution of problems.
  • In cooperation with Trade Managers, help to maintain heating, air conditioning, and lighting in accordance with federal guidelines. Monitor oil levels in buildings to ensure adequate supply.  Requisition repair work as necessary to keep all related systems functioning.  Participate as directed in the implementation of energy conservation programs.                                                                                                   
  • Prepare buildings for special events or classes as requested and in accordance with instructions submitted by requesting department.  Interface with variety of internal and external customers to meet customer expectations and needs at facilities.  Supervise furniture moves and special cleaning projects as requested

  • Bachelor’s degree preferred with 4-6 years’ experience in the custodial industry managing staff, productivity, training, floor care and operation of equipment/use of cleaning chemicals, with strong organizational skills.
  • Experience estimating event support costs for custodial needs.
  • Must have exceptional professional and effective communication and customer relations skills.
  • Set a professional example with work ethic, attendance and adherence to University policies and procedures.
  • Must be detail oriented and organized, able to manage multiple events, work under tight deadlines while interacting with various departments.
  • Proficient with Microsoft Word, Excel and Outlook
  • Must be able to communicate effectively in English, in both written and oral forms.
  • Physically capable of personally touring a wide variety of facilities, requiring climbing stairs and being outside in weather extremes.
  • Respond to emergency situations, as needed.
  • Proof of eligibility to work in the United States.
