The Post

Estates & Campus Services, Property Management Division is seeking to fill the position of Maintenance Technician: Multi Skilled (Electrical/Mechanical). This role sits within the Operations and Maintenance team who have responsibility for the maintenance and upkeep of the University Estate, including building fabric, electrical and mechanical building services and hard landscaping such as roads and footpaths.

The Maintenance Technician: Multi-skilled will play a key role within the Operations and Maintenance team, working in a fast paced and dynamic environment that goes with a broad customer base, round the year business and a large estate. The maintenance team’s remit is broad and varied undertaking planned preventative and reactive maintenance across the University estate on and off campus. This includes attending to over 17,000 requests for work from students and staff each year.

Reporting to the Maintenance Supervisors, the role holder will undertake planned preventative maintenance on building fabric including responding to reactive repairs. The multi-skilled Maintenance technician is responsible for delivering a responsive and efficient service to all customers of the Property Management Division.

The in-house maintenance team is supplemented by external term and service contractors as required. Contractors are also employed to undertake specific pieces of large scale maintenance work and projects.

Special Conditions

  • This post will require the post holder to work across the University Estate accessing all plant areas which may include working at height or in cramped/awkward spaces
  • Occasional out of hours working to support key University events
  • Need a current drivers licence
  • Participate in a backshift rota
  • Working outside in periods of inclement weather

The following duties are not intended to be exhaustive but highlight a number of tasks and accountabilities which the post holder will be expected to fulfil. The post holder will be expected to undertake building services planned preventative maintenance and repair works across the University estate in the most cost effective and efficient manner supporting the University core services and ensuring that value for money is achieved overall.


Description of Duties

The main duties and responsibilities of the post are:

  • Undertaking electrical/mechanical engineering maintenance, repair and installation works as required by supervisors or management
  • Responding quickly to priority tasks, undertaking fault diagnosis and repair ensuring that all work is completed to a high standard in a timely manner i.e. first time fix
  • Undertaking minor project works as required
  • Replacing or cleaning of filters as required
  • Carry out testing, fault diagnosis and repair of electrical/mechanical plant and equipment
  • Carrying out minor painting/joinery duties as required and associated with specific relevant tasks i.e. brush hand duties, making good walls, removal of panelling to allow access to cables, pipes and to enable and fully conclude works in an efficient manner
  • Undertake inspection and testing of electrical installations including completion of all appropriate documentation/certification
  • Assist if required in the deliveries of fuel and record utilities meter readings or assist in the investigation of abnormal utility readings
  • Replacement or cleaning of mechanical extract grilles/ductwork and filters
  • Identifying proactively and reporting to Supervisors/management any potential systems within the trades sphere of expertise that could benefit from upgrading
  • Identifying and proactively reporting any potential hazards or defects that may be identified on a day to day basis
  • Ensuring that all work carried out complies with relevant risk assessments, safety legislation, University safety policies and procedures and all applicable regulations/ bye laws, Approved Code of Practice’s and good practice guidelines
  • Ensuring that all appropriate documentation such as risk assessments, time sheets, repair advice slips etc. are completed correctly, on time and in a tidy manner and recommending any changes to risk assessments as necessary within the specific field of knowledge
  • Ensuring that the workshops and work areas are kept clean, tidy and free from hazards at all times
  • Undertaking any duties as necessary to support key University events
  • Assisting in site consolidation training for new members of staff including agency or contractors and sharing local knowledge
  • Assisting other in-house staff as required
  • Undertaking any training or any other duty as deemed necessary by supervisors/management
  • Assisting in emergency reactive works including snow clearing and flood & drainage clearance


Essential Criteria

  • The successful candidate will be highly motivated, forward looking and have completed a recognised apprenticeship (core trade electrical)
  • Have extensive knowledge and be able to demonstrate experience of working in the field of building services maintenance and repairs within a dynamic and fast paced environment with a strong emphasis on electrical installation work
  • Knowledge and experience of 3-phase electrical systems, motors and control systems
  • Maintain up to date and valid City and Guilds certification or equivalent for BS7671 current edition and electrical inspection and testing including attending any refresher training as required
  • Be strongly focussed on customer service delivery always aiming to exceed expectations and deliver a positive customer experience
  • The ability to interact with customers to the Property Management Office in a courteous and efficient manner
  • Good written skills including the ability to produce written reports e.g. complete backshift logs
  • Ability to work well as part of a team or on own initiative
  • Understand personal and team responsibility under Health & Safety legislation and undertake risk assessments for daily tasks
  • Contributing as appropriate to ensure a positive safety culture within the team
  • Understanding of all building fabric related trades with the ability to quickly develop and learn new skills
  • Basic knowledge and understanding of Outlook, Word and Excel and other IT based packages including the ability to adapt these as required into new working processes or procedures to ensure overall efficiency of the team


Desirable Criteria

  • Knowledge/understanding of HVAC, mechanical systems
  • Be able to demonstrate a flexible and positive approach, finding innovative solutions to challenges
  • Recognised working safely training
