The University of Warwick seeks a Contracts Supervisor for its Electrical division within the Estates team. You'll oversee Contract Delivery of electrical services, ensuring statutory, planned, and reactive maintenance is provided to the entire campus as per agreed KPIs.
Examples of duties and responsibilities:
Management and organisation
- Manage plant and equipment data, including financial implications and life cycle costs.
- Manage staff according to university guidelines, including recruitment, discipline, and performance.
- Oversee Estates workshops, property, vehicles, and tools.
- Assist in developing procedures to improve Estates services.
Management of contractors
- Work with the Contracts Officer and University Policies to manage contractors, ensuring quality work and value for money.
- Liaise with contractors, explain problems, and ensure safe and timely solutions.
- Enforce health and safety regulations, issuing permits and reviewing contractor competence.
- Review contractor schedules, ensuring timely work completion and statutory compliance.
- Manage contractor relationships, accepting completed works with proper certification.
- Provide regular customer updates on repairs, monitor progress, and ensure business continuity.
- Conduct contractor performance reviews and invoice checks.
- Escalate poor performance to the Mechanical Services Contracts Manager.
Technical
- Take initial corrective actions to maintain service continuity and report findings to the manager.
- Assist the DEL and assess contractor performance through on-site work (when necessary).
- Provide project support with the M&E Clerk of Works and Projects Officers.
- Conduct technical investigations, generate reports, and maintain records.
- Offer technical advice to Estates staff and contractors.
- Issue permits, review safety documentation, and participate in emergency response.
- Contribute technical advice and budget plans for the Estates' financial plans.
- Handle administrative duties and maintain records as required.
Communication
- Communicate updates to stakeholders regarding maintenance activities.
- Arrange building services shutdowns with customers and users.
- Liaise with Estates and other departments for maintenance scheduling.
- Collaborate with the stores' manager for spare parts and consumables
Financial
- Estimate costs for contracted services and minor works.
- Arrange small works projects using approved contractors.
- Ensure work completion adheres to budget, program, regulations, and University standards.
- Advise on product specifications and budget costs for specialized equipment.
Skills and Experience
- Qualifications or experience within building fabric, mechanical or electrical services understanding the technical principles of at least one area of expertise.
- Proven work experience of having worked within the building services sector, including commercial, industrial and domestic equipment, undertaking electrical/mechanical installation/maintenance works.
- Experience in managing contractors and staff.
- The ability to assess problems, propose solutions and then mobilise resources, expertise and contractors to resolve complex problems.
- Autonomous and self-starter with good organisational skills with the ability to prioritise, maintain records, action plans and documentation up to date.
- Computer literacy with Microsoft Outlook, Word, Excel is required.
- Good verbal and written communication skills to understand O&M manuals.
- Good customer service skills and good negotiator with ability to empathise with customers' needs.
- Technically competent in building services maintenance, preferably electromechanical.
- Good understanding of HVAC systems, air-conditioning experience desirable, thorough understanding of diverse & complex building systems installed across the university.
- Suitable/relevant IT skills in Building Management Systems.
- A good understanding/knowledge of Health and Safety and operational practices, for example confined spaces, working at height, asbestos awareness, working with electricity and pressurised gases and liquids.
- Understanding of statutory compliance and the Health and Safety requirements for themselves, staff and contractors at all times.
- Up-to-date awareness of Health and Safety is required.
