The Division is responsible for buildings with a replacement cost of NZ$2.5 billion, and more than 22,000 hectares of land. With over 3,500 University Staff and 20,000 students, it's a bit like helping to run a small town. 
 
The Role:

The Senior Property Manager role is an exciting opportunity for an astute property professional to join our team and help shape the future of our property portfolio and campus experiences.

The primary purpose of this role is to:

•    Drive value across the University’s property portfolio through effective strategy development and delivery, negotiating leases, acquisitions and disposals as necessary.
•    Develop and implement the Strategic Acquisition and Disposal Plan for University-owned property, targeting disposal of poorly performing assets. 
•    Lead an efficient and effective Property Management Unit, ensuring property and lease databases are efficiently and effectively curated, and clients (internal and external) receive excellent service.
•    Manage the development and maintenance of effective relationships with the University’s landlords and tenants, Ngāi Tahu, and Property Management-related suppliers. 
•    Provide proactive, sound and timely professional advice on the property portfolio to senior executives, including evaluating and advising senior executives on property investment and divestment opportunities as they arise.
•    Partner with internal and external customers to understand current property requirements and emerging needs, leveraging professional networks to develop solutions and deliver excellent customer experiences. 

Good attention to detail combined with commercial nous, innovative thinking, a strong client focus, and a service excellence mindset are critical to success in this role.

Desired skills and experience: 

The successful applicant will have an appropriate Property Management qualification and/or experience (direct or transferable) in real property transactions, contracts and negotiations with a strong leadership and client focus, as well as:
•    Experience (directly or indirectly) leading teams.
•    Proven sound judgement and the ability to think logically and analyse data or complex information.
•    Strong organisational and planning skills.
•    Excellent communication skills (verbal and written) and confidence communicating with a wide range of stakeholders.
•    Demonstrated ability to develop and maintain effective networks and key relationships.
•    Knowledge of relevant legislation. 

As the leader of the Property Management Unit, you will work collaboratively alongside an array of in-house property professionals such as Asset Managers, Space Planners, Facilities Managers, Compliance Officers, Architectural Technicians and our dedicated Trade Services Team.
