Position Summary:
Responsible for the architectural maintenance of buildings and grounds of assigned facilities, including preventive maintenance, renovations, repair, and job analysis of maintenance operations. Directly responsible for trades personnel. Ensure adherence to Hospitals and departmental policies and procedures. No patient care assignment.
Detailed responsibilities:
* POLICY & PROCEDURE - Develop and recommend area policies, procedures and programs to ensure functional areas assigned are effective
* STANDARDS - Develop and implement work standards to ensure functional areas assigned are effective and in compliance with TJC and DOH/CMS guidelines
* REPORTS - Prepare periodic reports for Administration, Finance or others as required regarding utilities, water and sewer usage; report regularly on work orders and action plans, functional responsibilities operational expenses and staff-hour usage
* REPAIR & CONSTRUCT - Plan for recurring maintenance projects and project inspections; plan, prioritize and oversee major repairs, renovation, and new construction minimizing disruption of operations; make various inspections
* CONSTRUCTION - Serve as liaison between the organization and contractors during construction cycle
* COMMITTEES AND MEETINGS - Participate in hospital/medical staff meetings and committees as required
* SERVICE - Attend and serve on professional/civic service organizations as a UNM Hospitals representative
* PROGRAMS - Develop, implement, administer and modify plant operations, maintenance, renovations and grounds maintenance programs effectively utilizing staff and materials; inspect buildings and grounds for compliance with standards, codes and regulations
* PRIORITIZATION - Determine and develop priorities; continuously monitor status of special projects
* PERFORMANCE - Manage and establish performance goals; allocate resources and assess policies for direct subordinates
* RESOURCES - Develop, implement, administer, and modify programs to maintain plant operations, maintenance, renovations, and grounds through effective utilization of personnel and materials
* COMPLIANCE - Inspect buildings and grounds to ensure conformance with established standards, codes, and regulations
* FACILITIES - Direct and maintain facilities capability of the hospital
* SYSTEMS - Develop systems for control and efficient/effective use of all systems and operations
* MAINTENANCE - Prioritize repair and maintenance work to minimize disruptions of operations
* MAINTENANCE - Ensure preventive maintenance
* SUPERVISION - Develop efficient organizational structure. Supervise employees and select, terminate, train, educate, correct deficiencies, perform appraisals, issue discipline, counsel, schedule work assignments; encourage staff teamwork and growth initiatives
* BUDGET - Develop and administer the division's annual budget; monitor and approve expenditures
* DEVELOPMENT - Enhance professional growth and development through participation in educational programs, reading current literature, attending in-services, meetings and workshops
