Position Summary
Supervises employees who perform custodial services to satisfy the demands of the University.
Required Qualifications
Associate’s degree in management, supervision, industrial technology or a related field, or a combination of education and experience that equates to two years.
Two years of work experience of a qualifying nature.
One year of supervisory experience, preferably in a union setting.
Possession of valid Driver’s License.
Demonstrated technical knowledge of up-to-date materials, tools and equipment to most effectively accomplish the custodial function.
Demonstrated ability to organize and direct work activities.
Ability to maintain records and make reports from such records.
Willingness to work with and learn computer software applications.
Demonstrated positive interpersonal skills.
Demonstrated ability to communicate effectively and project a positive image.
Ability to perform the essential functions of the position, with or without reasonable accommodation.

Duties & Responsibilities
Supervises Custodial and student employees to accomplish work assignments in the most effective manner possible.
Estimates job requirements, including time estimates, staff, materials, and equipment.
Coordinates work with other shops to complete jobs in an efficient and timely manner.
Coordinates procurement and use of custodial materials.
Assists in the recommendation and selection of new personnel.
Trains new employees in proper procedures and methods.
Reviews and evaluates the performances of assigned staff.
Participates in the resolution of employee complaints and grievances.
Initiates disciplinary action for supervised employees as necessary, up to and including recommendations for discharge.
Initiates and prepares forms and records as required, including payroll, inventory, requisitions, sick leave, accident, injury, and work orders.
Supervises input/output of computer data as related to area operations and work planning.
Responsible for overseeing budgeted funds for area of responsibility.
Develops plans, objectives, and programs to make improvements in the area of responsibility.
Responds to all after-hour requests from the FM service center and CMU police for FM services that are not handled buy the maintenance mechanic, if one is one duty.
Directs the FM service center student workers on necessary actions to be taken when needed.
Provides assistance to the maintenance mechanic when needed.
Makes the decision on whether a problem needs immediate attention, or if it can wait until regular business hours and avoid overtime costs.
Decides what trades and the number of people required when necessary to call someone in.
Responsible for making the overtime calls when the service center is not open.
Makes decision on whether a problem is severe enough to warrant calling the FM duty officer or other FM management personnel at home in the middle of the night.
Maintains health and safety standards to assure compliance with University, State, and Federal codes and regulations.
