Job Summary

Facilities Management’s is a mix of multi-talented, multi-skilled trades personnel who are experienced in all areas of building mechanical, electrical, plumbing and structural systems our mission is to provide cost effective, operationally efficient services in the maintenance repair and renovation of the physical structures of the University of California, Davis, in support of its academic objectives of learning, teaching, research and Public Service. This position reports to the Structural Superintendent.

Manages/supervises multi-trade construction and maintenance staff in the successful execution and timely delivery of Facilities renovation and maintenance projects and routine tasks. Incumbent performs a variety of tasks that include, estimating, planning, scheduling, organizing, directing, coordinating, assigning, inspecting, and participating in the work of staff responsible for campus renovation, maintenance and repair.

Collaborates with Building Maintenance Services electrical, mechanical, plumbing and steam foreman for resource allocations, project scheduling and trade specific deliverables. Works closely with in-house project managers to plan, estimate, budget, schedule, execute, oversee and close out all renovation, maintenance projects and routine tasks insuring on time, on budget, on quality completion. Procures, schedules, and oversees outside vendors and contractors to perform specialty tasks such as T- bar/acoustical ceiling installation, concrete slab/wall X-raying, concrete coring, cutting and removal. Establishes priorities and meets deadlines, ensures adherence to University policies and procedures, evaluates work for conformance to project scope, specifications, building codes, and accessibility requirements. Ensures that safe work practices and protocols are observed, required safety training is administered, hazardous materials testing is conducted and related employee certifications are updated as required. Under direction of the Structural Superintendent, establishes and communicates clear employee conduct and performance expectations. Conducts and completes required annual performance evaluations of direct reports.

PHYSICAL DEMANDS

  • Climb ladders, stoop, bend, crawl, and climb to access working areas which may include conditions of constant noise and potentially tight cramped quarters. 
  • Wear protective clothing and equipment. 
  • Wear a respirator for lead and asbestos abatement work and also protection from hazardous chemicals. 
  • Lift all types of construction products weighing up to 50 lbs.

WORK ENVIRONMENT

  • Valid CA driver’s license required. Position will participate in the Department of Motor
  • Vehicles (DMV) Pull Notice System.
  • This position is subject to completion of a Pre-Placement Medical Exam provided by Employee Health Services, at no charge to the applicant.
  • This position is subject to medical surveillance procedures and review in accordance with Federal and State Laws and Regulations and University Policy.
  • May, at times, work with or be in areas where hazardous materials and/or infectious diseases are present. Specific hazards include but are not limited to lead, asbestos, PCB’s, radioactive materials, industrial and laboratory chemicals, fuels, solvents, infectious materials and wastes, biological hazards and other materials labeled hazardous.
  • This is an exempt position. The workweek for a full-time exempt employee is normally considered to be 40 hours; however, greater emphasis is placed on meeting the responsibilities assigned to the position than on working a specified number of hours. Exempt employees do not receive overtime compensation or compensatory time off, or additional compensation beyond the established salary for the position. Vacation usage by employee may be restricted during peak workload periods as required to meet the needs of the campus.

MINIMUM QUALIFICATIONS

Minimum Education/Experience:

  • Journey level knowledge and experience in a construction related trade, and related practices.
  • Experience in multi trade construction project scheduling, execution and oversight.
  • Experience in supervision/leadership and human resource management to hire, assign and direct work, motivate, evaluate and reward performance, transfer or promote, suspend, layoff/recall, discharge, or otherwise discipline career staff employees.
  • Experience reading and understanding technical data, commercial building plans, blueprints, diagrams and specifications.
  • Experience with approved trade-related safety devices and practices.

Minimum Knowledge, Skills, and Abilities (KSA):

  • Advanced technical skills in relevant building system design and construction professions with an emphasis on interdisciplinary skills
  • Skill to command a fast paced, at times reactionary work environment, responding to urgent requests, prioritizing and assigning work, deploying resources, and establishing daily job schedules

PREFERRED QUALIFICATIONS

Preferred Education/Experience:   

  • Experience coordinating and supervising sub-contract activity insuring conformance with contract documentation.
  • Experienced as a journey level carpenter foreman.

Preferred Knowledge, Skills, and Abilities (KSA):

  • Skilled at customer service using, interpersonal, oral, and written communication to interact and communicate effectively with all levels of management, clients, regulators, contactors, craft workers and counterparts, with diplomacy, tact and professionalism.
  • Knowledge of protocols required to identify and safely mitigate risks associated with hazardous materials found in construction materials (building systems)
  • Working knowledge of and skill to interpret/apply the following codes and standards, International Building Code, California Building Code, California Title-24, ADA, International Building Code, NFPA, ANSI standards
  • Skills to inspect and direct others to adequately inspect or perform quality control observation/analysis for projects in progress and upon completion.
  • Knowledge of standard commercial building maintenance, repair, construction/renovation procedures including tools, equipment and materials.
  • Knowledge of University, campus and department policies, procedures and standard practices.
