Department Description:
Facilities Services is one of four major units within the Student Housing Department. Facilities Services oversees all of the daily maintenance, major maintenance, preventive maintenance, capital projects and painting for the Student Housing Department. Student Housing facilities encompass approximately 1.6 million gross square feet in 102 buildings. Student Housing provides approximately 5000 bed spaces to be used by UC Davis students.

Job Summary:
Student Housing maintenance staff perform preventive maintenance and repairs on buildings managed by Student Housing in order to maintain an excellent living and learning environment for our residents. Systematically maintain and proactively inspect buildings and departmental equipment; respond to equipment failure, power outages and building flooding; and perform mechanical, electrical, plumbing, carpentry and appliance work as appropriate for a generalist.  
Physical Demands:
Wear and maintain standard approved Personal Protective Equipment (PPE) such as gloves, hearing, and eye protection.
Wear and maintain respirator, protective suit, and all other PPE required by OSHA regulations for work in areas where VOC, asbestos, or lead-containing materials are found.
Work in restricted areas around large noisy equipment; climb ladders or stairs to top of machinery, crawl, stoop, bend, and work in close quarters or cramped conditions.
Lift up to 50 pounds.
 
Work Environment:
Successful completion of a Pre-Placement Medical Exam provided by Employee Health Services.
Work with or be in areas where hazardous materials and/or infectious diseases are present; specific hazards of the position include, but are not limited to, asbestos-containing insulation, gypsum-based materials and finishes, and adhesives; lead-containing paint and other surface treatments; paint solvents and petroleum distillates; mercury-containing fluorescent light tubes, PCB-containing ballasts, etc.
Work alone or in a team environment.
Work alone in a building with heavy traffic.
Vacation usage may be limited during peak workload periods.
Valid CA driver's license required. Position will participate in the Department of Motor Vehicles (DMV) Pull Notice System. A copy of DMV record will be required as a final condition of employment.
May be required to work a non-standard work week including one or both days of the weekend. Occasional overtime will be required. Will occasionally be asked to work during UC or national holidays.
If the successful applicant does not already have certifications to safely abate asbestos and lead-containing materials, must complete training provided by the Department and will be required to obtain such certifications within 30 days from date of hire.
Position is a mandatory reporter for known or suspected child abuse and requires that a statement acknowledging the requirement to report child abuse be signed

Qualifications
 
Minimum Qualifications:
Experience in basic mechanical (HVAC), electrical and plumbing maintenance and repair tasks.
Skill to perform preventive maintenance on mechanical (HVAC), plumbing, electrical and access control (lock/latch) systems.
Experience needed to use common hand and power tools safely and effectively.
Experience successfully working within a team environment.
Knowledge to understand technical data, mechanical and structural specifications, blueprints, schematics, diagrams and craft terminology.
Interpersonal and oral communication skills to explain repair problems, repairs made, transfer messages, explain repair methodology and train student assistants.
Math skills to add, subtract, multiply and divide simple 4-digit numbers.
Customer service skills, which include ability to follow through on customer requests to resolve problems, answer questions and ability to use available resources and references.
 
Preferred Qualifications:
Advanced experience in mechanical (HVAC) systems installation or repair.
Advanced experience in electrical and plumbing systems installation or repair.
Advanced experience in rough and/or finish carpentry including door and window installation.
Certification as asbestos and/or lead maintenance or remediation worker.
Comprehensive knowledge of trade shop safety regulations and procedures.
Skills to make prompt and appropriate decisions under emergency conditions.
Computer and typing skills to operate a personal computer, use email, and operate other software programs and mobile devices needed to perform job functions.
