Description of Work Unit
Trades Maintenance Operations exists to support Facilities Management, Division of University Operations, and Colorado State University strategic plans. To provide, within the limit of its allocated resources, quality trades maintenance services, which includes all structural, mechanical, electrical and plumbing systems, as well as small construction project management. These services are to create and maintain an aesthetically pleasing and functional environment that meets or exceeds the university’s needs for instruction, research and outreach.
Mechanical Services provides services to construct, monitor, operate, and maintain the campus- wide networked energy management, mechanical system management, and hydronic systems oversight. Major building components affected are heating, ventilation, cooling, and refrigeration in campus buildings that provide administration, instruction, research, technologically advanced and bio-safety level Ill (BSL3) containment, and drug manufacturing (cGMP) facilities, all of which are utilized in research on the campus.
Position Summary
This position will primarily function as a Line Supervisor for the Mechanical Services Shop, and will be accountable for the work product of fourteen full-time equivalent positions, including timeliness, correctness and soundness. Position assigns tasks, monitors progress and work flow, checks the finished work, schedules work and establishes work standards day to day. Position provides supervisory decisions and approves leave requests. This position also coordinates the work and ensures that the work performed is done in accordance with appropriate plans, codes, specifications and/or agency standards.
Minimum Qualifications
To be considered for this position, candidates must demonstrate in the application materials:
  • Four years of progressively responsible pipe and/or mechanical experience including building automation systems, related to the work assignment.

Essential Job Duties

Duty/Responsibility
Position functions as the Mechanical Services supervisor who will develop, implement and monitor long and short term work unit business goals consistent with university and Facilities Management mission statements. Position is fiscally responsible for the Mechanical Services annual budget. Position conducts performance planning, goal setting, review, and evaluations for individual employees on an annual basis and will review goals semiannually to confirm adherence. In meeting the individual employee’s goals the supervisor will develop training agendas. The supervisor will define shop programs and provides day-to-day guidance to employees in the delivery of services such as planned maintenance, breakdowns and minor repairs, audits and service and construction (revenue) work. This position will also use established data base programs to assess maintenance backlog and project priorities as necessary.

Duty/Responsibility
Working in conjunction with the Building Automation Services supervisor/staff, assist subordinates, which includes journey-level employees with fieldwork hindrances impeding the completion of tasks or repairs to the campus BAS procedures. Provide expert knowledge in the function and controls associated with packaged HVAC and refrigeration equipment. Assist in the development and implementation and ongoing commissioning of a comprehensive planned maintenance program for the shops responsibilities utilizing a maintenance management software system to monitor labor and material costs, record equipment inventory and assign various work orders.
Work with customers and clients of Facilities Management in developing processes including specific measurements in order to provide services that meet their needs. Tasks include audit program, drawing review, utility outages, test/verification, and commissioning, provides estimates, and establishes controlled maintenance protocol.

Duty/Responsibility
Operates heating and ventilation equipment to include steam, hydronic, DX/refrigeration, and gas fired systems. Performs preventative maintenance and/or repairs to heat exchangers, valves, traps, pilot assemblies, motors, gas burners, regulators, V-belts, sheaves and other types of heating and ventilation components. Operates, diagnoses, troubleshoots, and repairs all types of air conditioning and refrigeration systems and their components. Performs preventative maintenance, diagnoses and repair pumps, cooling towers, refrigerant and water piping, walk-in coolers and freezers, compressors, refrigerators, starters, coils, environmental chambers, ice makers, window NC’s, water coolers, chill water systems and/or other cooling equipment. Proper use of refrigerant (CFC) recovery equipment to recover, reclaim, or recycle refrigerant gases. Proper disposal techniques of contaminated CFC’s and hazardous materials (oil, gas) as outlined by federal, state, and local government regulations.

Duty/Responsibility
Provide leadership and guidance in design, install and troubleshooting HVAC systems to include new build capital projects, retrofits and build-out construction projects. Work closely with internal and external customers to provide support and insight on new projects to avoid design, installation, and maintenance issues. Develops and updates university construction technical standards and guidelines for systems and hardware components utilized throughout the mechanical systems. Provides guidance towards future system capability and components.
