The Mechanical Foremen is a dual role of providing supervision of day-to-day activities of the Mechanical Maintenance Shops and also performs maintenance and repair activities within this area.

 

This department provides maintenance and repair services for plumbing/piping systems for cold/hot/chilled water, ventilation, refrigeration, heating, cooling, steam, sewage, drainage, air, and gas; installs, maintains, repairs restroom facilities and other plumbing fixtures; and provides guidance to lower grade craftsmen in maintaining these systems.

 

 

Duties and Responsibilities:

 

  •       Supervises, plans, estimates, schedules work, and ensures that all assignments are properly manned for campus maintenance and repair
  •       Responsible for all CMMS input/updates with the exception of major repairs, improvements, and alterations
  •       Has first level responsibilities for employee payroll time sheets
  •       Makes recommendations for personnel actions and performance reviews
  •       As foreman, is on-call for emergency situations on campus after hours, and is responsible for participating in the on-call list for all non-work hours and supporting other work groups (carpentry and electrical) in emergencies
  •       Conducts inspections of work completed and in progress, including contractor and design work as it relates to the Mechanical Maintenance Department, to ensure that work performed by personnel meets quality and productivity goals
  •       Assists in development, maintenance, and coordination for campus mechanical and plumbing systems
  •       Assist in repairs of hot and chilled water lines in manholes and in buildings
  •       Performs preventive maintenance following predetermined schedules and instructions
  •       Assists in development of preventive maintenance program for campus mechanical systems
  •       Ensures that PM program is effectively executed by Mechanical Maintenance Shops

 

 

The ideal candidate will possess the following:

 

  •       Ability to communicate effectively verbally and in writing
  •       Ability to read drawings and blueprints

  •       Ability to manage multiple project priorities and direct the work of subordinates and contractors in accomplishing these priorities

  •       Computer literate and ability to understand and operate direct digital control systems

  •       Knowledge of operation, repair, and maintenance of valves, pumps, boilers, chillers, piping, air compressors, fans, pressure piping, distribution systems, and an array of other mechanical equipment

  •       Extensive knowledge of large scale chilled and hot water hydronic systems

  •       Extensive knowledge of federal, state, and local plumbing codes

Minimum Qualifications: Requires high school diploma or GED equivalent and six years’ experience in maintenance and repair type work, with particular emphasis in the repair of all types of mechanical equipment, or an equivalent combination of education, training, and experience.

 

 

Preferred Qualifications: A vocational or technical training certification, minimum three years’ experience as a maintenance supervisor, five years’ experience in the supervision of maintenance and repair type work, and experience in an institutional setting utilizing built-up HVAC systems is preferred.
