Maintenance Technician

SUMMARY
The primary purpose of a Maintenance Technician is to provide demonstrated sub journeyman-level work in a designated craft(s). Impacts routine maintenance and repairs of all mechanical equipment, systems, buildings and grounds.

ESSENTIAL JOB FUNCTIONS:
Under direct supervision performs routine and preventative maintenance on various equipment, buildings and utility systems using one or more craft trade skills. Maintains records of materials, jobs, and other pertinent information.

JOB SPECIFIC COMPETENCIES

Maintain, Repair, Troubleshoot
Applies general craft knowledge and skills to:
1. Repair ceiling grid, tiles including supply air and exhaust diffusers.
2. Repair and install vinyl floors, carpet and cove base.
3. Perform PM's and corrective repairs on doors, door closers, locks, hinges, framework, alignment, and strike plates. Adjust and replace door closers.
4. Perform fire door/wall inspections and corrective repairs.
5. Investigate and address HVAC issues for hot/cold calls, odors, etc.
6. Investigate and address plumbing issues to unclog water closets, sinks, shut off fixture stops, use hand auger as needed, repair faucets, valves and fixtures, etc.
7. Investigate and address electrical power issues such lights, receptacle, etc. not working. Can include clean/replace light diffusers, replace lamps and ballasts, etc.
8. Investigate and address any refrigeration issues for high temperature, alarms, etc.
9. Assist with and perform preventive maintenance and corrective work orders in all crafts as required.
10. All completed work meets professional maintenance standards of safety, cleanliness and attention to detail in accordance with work instructions.
11. Requisition parts and materials as needed to conduct daily activities.
12. Provide list of parts, materials and labor estimate when scoping work.
13. Notify management of all recognized equipment repairs or issues.
14. Clean and maintain equipment and work areas.
15. Communicate with team members to identify needs for improvement.
16. Manage all assigned work orders to be completed as per schedules.
17. Other duties as assigned

Respond to calls
Timely response to Facilities Operations Center (FOC) customer requests and provide courteous customer service.
Communicate on an ongoing basis with customers and clients to determine current status of deliverables and learn about customer needs.
Respond to power outages, client critical alarms, facility equipment alarms, code reds, leaks, floods, etc.

Report and Document

Use Computerized Maintenance Management System (CMMS) to submit work requests.
Use CMMS to accurately document work order information, corrective action, labor hours, materials used on work orders, etc.
Provide timely communication to supervisor of any other issues encountered during the performance of work.

Other duties as assigned

High school diploma or equivalent. Two years experience in one or more crafts (i.e. - plumbing, electrical, carpentry, painting, HVAC, instrumentation).
