Hiring Range

The University of California, Merced is required to provide a reasonable estimate of the compensation range for this role. This range takes into account the wide range of factors that are considered in making compensation decisions including but not limited to experience, skills, knowledge, abilities, education, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be offered a salary at or near the top of the range for a position. Salary offers are determined based on final candidate qualifications and experience. The full salary range for this position is $33.10.  The budgeted hourly range that the University reasonably expects to pay for this position is Step 1: $33.10/hr.

About the Job

Under general direction, independently performs semi-skilled level tasks in the maintenance, alterations and repairs of the buildings, their associated utility systems and equipment. Maintain mechanical and electrical equipment and facilities including minor repairs. Independently analyze problems in order to determine and obtain the necessary information, organize and analyze the information, form conclusions, and present conclusions/proposals verbally or in writing as requested. Complete proper repairs using correct materials displaying a high level of workmanship while following safe work practices. May assist other mechanics in diagnosing and repairing campus equipment with complex, unusual and/or very difficult problems; assist other skilled trade workers in maintenance and repair of buildings and campus facilities; assists with overseeing work of student restricted/casual workers/laborers; and perform related work as required. Must possess excellent customer service skills, perform miscellaneous clean-up work as needed. Respond to emergencies and after-hour work requests

Incumbents maintain mechanical and electrical equipment and facilities including minor repairs of the following: Replacing electrical outlets, light switches, light fixtures, ballasts and light bulbs; including plumbing and pipe fitting; HVAC and filtration systems and equipment:- exhaust and supply fans and evaporation coolers; replacing fan belts, filters, bearings and shafts; repair ,restore and maintain structures, woodwork, doors, windows, counters and cabinets, performing concrete work, construct concrete forms for walks and foundations; repair and replace windows ,blinds and screens, repair ceilings, sub-floors ceramic and vinyl tile, plastered walls, sheet rock paneling, roofs, and perform caulking of buildings;-stage equipment, basketball lift arms and cables; service, maintenance, and repair of kitchen equipment and appliances; operation of heavy equipment within UC requirements.

Work is performed on a variety of building systems, sometimes in emergency repair situations. This class must take the necessary safety precautions when working around machines, equipment, and mechanical, electrical, and plumbing systems. Judgment is required in troubleshooting plumbing system problems and in determining methods of repair. This class is expected to resolve problems occurring in daily assignments and discuss unusual problems with the supervisor. This position will be required to work a non-standard work schedule with the ability to work variable and irregular hours and shifts, weekends, and holidays, and participate in an on-call program.

KEY RESPONSIBILITIES

General Repair & Maintenance:

  • Troubleshoots and prioritize work order requests. Repair requests may be a variety of semi-skilled areas.
  • Advises supervisor of requests needing services if task is of a skilled nature.
  • Performs maintenance inspections as assigned by supervisor. Meets with supervisor to discuss maintenance issues on an as needed basis.
  • Responsible for maintenance, upkeep of building's exterior i.e. roof, gutters, windows, screens, doors, stairs and landing areas. Assists skilled trades as assigned by supervisor.
  • Responsible for security of keys, assigned equipment, and buildings as directed. Operate and maintain a variety of power and hand tools of various trades. Performs other duties as assigned by supervisor.

Electrical & Appliance Repair:

  • Troubleshoot/Inspect electrical systems.
  • Repair or replace fuses, electrical outlets, light switches, light fixtures, ballasts, fans, fan motors, reset breakers, garbage disposals, make minor wiring repairs, etc. Replace light bulbs in interior and exterior of buildings and inspections and sets time clocks when needed.
  • Performs minor repairs on stoves and ovens, refrigerators, (i.e.replacement of thermostats, timers, and motors) and vacuums. Advises supervisor of electrical and appliance repair problems of a major nature.

Plumbing:

  • Reads and interprets blueprints and plans to avoid obstructions, inspect/troubleshoot plumbing system and determine the sequence of installation.
  • Cuts wall and floor opening to accommodate pipes and fittings. Measures and installs pipe, fittings, and fixtures for heaters, fans, water and drainage systems. Cuts and threads pipe, assembles and installs valves and fittings; and joins and caulks pipe.
  • Replaces washers, mends pipes and opens drains with use of electric or hand auger, plunger, or industrial liquid drain opener. Repair, replace sinks, faucets, showers, mixing valves, toilet fixtures and urinals. Advises supervisor of any stoppages or leaks on main sewer, storm or water lines.

Carpentry/Painting:

  • Reads and interprets blueprints, sketches, plans and schematics. Cuts and installs windows, doors, door jambs, door closures. Installs and replaces door knobs, locks, latches and hinges.
  • Builds, installs and repairs walls, partitions, ceilings, sheet rock, ceiling tile, molding and trim, paneling, cabinets, shelves, furniture and similar items.
  • Prepares surfaces for application of paint materials by masking, sanding, patch and repair damages as necessary, texture, priming and touch-up/repaint surfaces. Paint and or match existing paint using brushes, rollers and spray cans. Repaints or fabricates route signs. Stains and finishes wood where needed. Assists with overseeing work of student restricted/casual painters/laborers.

Mechanical:

  • Diagnoses problems; adjusts cleans, repairs and replaces defective or worn components parts of steam cleaning equipment, bus washers, fuel islands pumps, compressors, heating and air conditioning equipment and hydraulic and pneumatic systems.
  • Changes HVAC filters. Minor repairs and replaces pumps, motors, blower shafts, belts, coils and control valves or their parts. Maintains and equipment and machinery preventative maintenance schedule.

Clerical & Training:

  • Complete reports, maintain records and perform other clerical functions as assigned by supervisor.
  • Must have basic computer skills related to E-mail, CMMS, Word for Windows, and Excel, timekeeping and reporting.
  • The employee will be required to attend all vendor and professional training classes as assigned by supervisor.

Property Maintenance:

  • Installs, repairs and maintains fencing. Patches concrete and asphalt paving, patches asphalt roofs and repairs or replaces pit boards and gratings in garages.
  • Inspects, cleans, and repairs roofs, rain gutters, stucco walls, stairs and landing areas. Cleans and maintains shop areas in neat and orderly condition.


Qualifications

EDUCATION and REQUIREMENTS

  • High school diploma and/or equivalent certification/experience/training; Diploma or GED certificate.
  • Five or more years of progressively responsible related experience in the Maintenance Mechanic trade.
  • Possess and maintain a license to operate a Class: C motor vehicle in the state of California.
  • Graduation from an accredited vocational or technical school with a concentration in Maintenance Mechanic trade.

CRITICAL KNOWLEDGE AND SKILLS

  • Requires the ability to read and interpret mechanical, electrical, and plumbing schematics and drawings, to prepare estimates, plan in addition, manage own projects within allotted budgets. Instruct and guide semi-skilled or unskilled assistants.
  • Knowledge and skills to review and understand technical data, specifications, blueprints, schematics, diagrams, and craft terminology to insure job performance. Knowledge of all applicable codes including but not limited to NEC, ICBO, NFC, UMC, and Title 24.
  • Current knowledge of approved safety devices, practices, and job-related equipment through self-study and selected training.
  • Demonstrated experience to work within a team environment with other crafts and to assist fellow crafts persons when required.  Ability to show team leadership.
  • Ability to maintain proficiency in the trade through self-study and selected training.
  • Highly motivated and result orientated.  Must maintain flexibility in a continuously changing and fast-paced work environment.
  • Ability to train apprentices or trainees if required.
  • Demonstrated experience to work independently and use initiative in solving problems.
  • Proficient in the use of computers, mobile devices, etc. and learn the use of software programs for work management, retrieve workflow information, job assignments and material and labor data entry.  Must be accurate and timely in the use of the Computerized Maintenance Management System (CMMS).
  • Organizational skills to understand and meet established unit goals and objectives, and meet project deadlines within estimated budget.
  • Excellent interpersonal, oral and written communication skills to effectively communicate technical/non-technical problems or concerns with supervisors, co-workers and campus personnel.  High degree of professionalism. Must be able to provide clearly written and understandable reports and instructions.
  • Excellent customer service skills, which include ability to handle difficult situations such as a complaint from customers and exhibit a positive demeanor at all times.
  • Ability to perform duties in inclement weather, climb ladders and scaffolds and routinely work in dark, hot, cold or damp working environments in tiring, physically demanding positions for long periods of time.
  • Ability to inspect systems and buildings to detect existing or potential problems.
  • Ability to add, subtract, multiply and divide whole numbers, common fractions and decimals.
  • Ability to learn related job functions in order to perform a variety of related tasks under general direction at a semi-skilled level.
  • Ability to coordinate with project managers and building inspector.
  • Ability to maintain up-to-date, accurate, comprehensive project records including plans, specifications, submittals, schedules, requests, changes, approvals, and costs.
  • Ability to consult lead/supervisor or project superintendents who administer requirements and standards for modification of projects.(Preferred)
  • Ability to support maintenance projects and programmatic work assignments.
  • Ability to complete paperwork in a neat and timely manner.
  • Ability to serve as liaison with clients, relaying their needs and requirements to the appropriate department or superintendent.
  • Ability to work and support shutdowns and project schedules to minimize interference with others.
  • Ability to communicate clearly and concisely over the telephone, text and computer.
  • Ability to attend safety, technical and general meetings.
  • Ability to interpret, learn and apply University and Operations & Maintenance policies and procedures.
  • Ability to perform all work while conforming with EH&S health and safety policies, OSHA and other applicable federal, state and local fire, health, safety, emergency-preparedness, pollution-prevention policies, UC Merced policies and procedures and University of California’s policies and procedures, including Code of Conduct, IIPP (Safety and Health Procedures), Hazardous Materials Communications Program, Health and Safety Manual, as well as any other document authorized by the UC Merced management to have bearing on employee safety and conduct.
