Position Description


Advertised Job Summary
The University of South Carolina Beaufort is looking for an experienced HVAC Maintenance Technician. The ideal candidate shall present vast knowledge of commercial maintenance and repair services to HVAC systems. This position is responsible for managing a maintenance improvement program for all three campuses, dorms, and other university facilities. EPA certification required or must be able to obtain within 6 months of hiring.
Minimum Qualifications
Requires accreditation from a technical school or an applicable skilled trades program and 3 or more years of experience.
An EPA approved Freon recovery certification is required.
Preferred Qualifications
Bachelor’s Degree in Mechanical Engineering or related field and 4 years experience; which may be substituted by equivalent combination of certification, training, education, and/or experience.
Knowledge/Skills/Abilities
Skills are required to perform technical task with a need to occasionally upgrade skills in order to meet changing job conditions. Specific skill-based competencies required to satisfactorily perform the functions of the job include but not limited to: utilization of a computerized building automation and control system; operating equipment used in the installation, repair and maintenance on chilled water production and distribution, HVAC, electrical equipment; planning and managing projects; preparing and maintaining accurate records and files; and handling hazardous materials. Skills and knowledge of components and parts as well as repair, maintenance, and installation methods and techniques for water cooled centrifugal water chillers, cooling towers, VFDs, water pumps, piping, valves, sensors, chilled water coil and electric heat commercial air handlers, VAV boxes, refrigerant based cooling with electric or natural gas heat package and split system HVAC systems, water source heat pumps, DDC control systems including software and hardware components, 120V – 480V single to three phase electrical systems are required.  Knowledge is required to review and interpret highly technical information, write technical reports and notes, and/or speak persuasively to convey desired actions and solve practical problems. Specific knowledge-based competencies required to satisfactorily perform the functions of the job include: building environmental control equipment such as thermostats, humidistats, outside air sensors, etc. and interpret resulting data; standards for design and construction; air condition and heating codes; hazards and safety precautions; and refrigerant handling and disposal. Ability is required to schedule activities and/or meetings; gather, collate, and/or classify data; and use job-related equipment. Flexibility is required to work with others in a variety of circumstances; work utilizing defined but different processes; and operate equipment using a variety of standardized methods. Ability is also required to work with a wide diversity of individuals; and utilize a variety of job-related equipment. Specific ability-based competencies required to satisfactorily perform the functions of the job include: adapting to changing work priorities; communicating with diverse groups; meeting deadlines and schedules; working as part of a team; with constant interruptions; displaying technical aptitude; and complying with codes, guidelines and standards.

Through the use of the building automation and control system and hands-on observations monitor and inspect chilled water production and distribution, HVAC, and electrical systems components for the purpose of evaluating condition and efficiency, identifying necessary repairs and planning and providing preventive maintenance. Diagnose causes for problems and or failures in HVAC and electrical systems for the purpose of identifying equipment and or system repair and/or replacement.

Perform and/or oversee and manage repairs and maintenance as needed for the purpose of ensuring ongoing operation functioning of the chilled water production and distribution, HVAC and electrical systems. Perform specialized installation or repair on chilled water production and distribution, HVAC and electrical systems and manage and coordinate the activities of other assigned department personnel and/or other trades for the purpose of completing assigned projects and work orders efficiently and on time. Respond to emergency situations during or after hours for the purpose of resolving immediate operating deficiencies and safety concerns.

Develop, initiate and implement a preventative maintenance program based on the equipment manufacturer’s recommended operations and maintenance program. Prepare written materials (work orders, activity logs, etc.) for the purpose of documenting required activities and/or conveying information. Inform assigned personnel regarding procedures and/or status of work orders for the purpose of providing information for making decisions, taking appropriate action and/or complying with building and safety regulations.

Develop, initiate, and implement operational strategies to optimize the energy efficiency of the chilled water production and distribution, HVAC, and electrical systems. Compile energy use data, for the purpose of identifying inefficient energy uses. Coordinate and engage engineers and contractors to develop and implement energy efficiency improvement projects.
