Job Summary 
Performs journeyman level work in the installation, maintenance, modification, overhaul, service, and repair of University heating, ventilation, air conditioning, refrigeration, and related systems.

Primary Duties and Responsibilities

  • Inspects mechanical room equipment in each building for proper operation and performs minor adjustments and repair.
  • Performs duties as requested by maintenance orders as assigned by Physical Plant administration.
  • Calibrates and repairs pneumatic controls and regulates gauges and controls to proper settings for desired temperatures and humidity.
  • Repairs domestics, commercial, and scientific refrigeration and replaces compressors, motors, cold controls, adding or replacement of refrigerant and air compressors. Performs scheduled preventative maintenance changing of oil and filters, inspecting condensers, washing coiling tower, changing gear box oil, greasing pump and motor bearings, and performing annual cleaning and inspection of pressure vessels and repairs all pumps.
  • Maintains and repairs air handling equipment to include replacement of belts, bearings, and filters; washes cooling and heating coils; and inspects dampers and motors.
  • Installs, maintain and repairs electrical components of heating, ventilation, air conditioning and refrigeration equipment. Primary responsible for filter maintenance which includes routine change out as required by the Physical Plant maintenance procedures and/or as directed.
  • Performs scheduled preventative maintenance. Maintains and repairs air handling equipment. Overhauls all types of boilers; installs and repairs piping of all heating, ventilation, air conditioning, and refrigeration equipment and install new equipment as needed.
  • Problem solving of issues with chillers.Abilities to change settings on chillers panels, check alarms, and report issues with VFDs and Boilers.Required to read alarm codes on chillers, Boilers, VFD and Booster pumps and make repairs.Able to make changes on Chiller panels.Clever brooks, Trane, Johnson Controls ADX and FX controllers.
  • Assist other Physical Plant staff with other trade work as required.
  • Serves as a member of the Physical Plant Essential Personnel and as directed by the Director of Physical Plant participates in pre-emergency preparations and post emergency recovery efforts and performs other duties as assigned.

  • Minimum Qualifications  
    High school diploma or general education degree (GED) and three years facility or commercial HVAC experience.  Driver's License required.   
    Knowledge, Skills & Abilities
    • Ability to obtain EPA Refrigeration Handling Certification required.
    • Ability to operate personal computer with general understanding of application software, and an understanding of the internet.
    • Skill in managing ones’ own time and the time of others.
    • Ability to work evenings, nights and weekends as necessary.
    • Ability to respond quickly to emergencies.
    • Knowledge of, or the ability to learn, University policies and procedures.
    • Knowledge of construction maintenance, repair, and operation of light and heavy equipment, including vehicles.
    • Skill in installing equipment, machines, wiring, or programs to meet specifications.
    • Skill in the operation, maintenance, and repair of applicable equipment and tools.
    • Ability to perform maintenance, to follow instructions, and to interpret drawings and diagrams.

    Preferred Qualifications  
    Associates degree or certificate in HVAC or related field of study and three years facility and/or commercial HVAC experience.
