Position Summary: The HVAC Technician Assistant/General Maintenance Mechanic performs a wide variety of duties. Install and maintain HVAC drives and control equipment as needed. Change belts, bearings and motors, related to HVAC components, as needed. Work independently and with other trades personnel to complete work orders related to boilers, electrical, mechanical, HVAC, plumbing, material handling and all other trades areas depending upon abilities, past trainings, and certifications.
Position Competencies and Accountabilities:
1. Assist with troubleshooting, testing, repairing, maintaining or modifying heating systems and equipment including, but not limited to, valves, gas pressure and air flow switches, thermostats, filters, nozzles, burner units, air compressors, pumps, 3-phase electric motors, breaker switches, piping, tubing and related gas pressure and hot water systems and electrical, mechanical, and electronic control panels.
2. Perform preventative maintenance and maintain clean equipment rooms.
3. Assist HVAC technician with the maintenance and service repairs on pneumatic controls, electric controls and humidity controls.
4. Assist with the maintenance and service repairs for heating systems such as: hot water boilers, steam boilers, glycol feeder, boiler combustion efficiencies and all gas fired resolving problems.
5. Assist with the maintenance and service repairs on control air compressors and refrigerated air dryers.
6. Assist with the maintenance and service repairs on pumps, variable frequency drives, soft starts and speed controls.
7. Change ballasts as needed.
8. Assist with required fire safety testing.
9. Monthly generator testing and maintenance.
10. Support and assist with electrical, carpentry, mechanical, paintings, plumbing, material handling and other duties as assigned by supervisor.
11. Order and pick up needed supplies, parts, appliances and equipment.
12. Maintaining the student organization’s trailers and our golf carts as needed.
13. Additional tasks and assignments to assist in the overall mission of Facility Services.
14. Oversee work being done by outside contractors.
15. Assist with training and supervision of student workers.
16. Perform other duties as assigned.
Working Relationships:
Will work collaboratively with all members of the Facility Services staff and occupants of the various university buildings where work is being performed. Must be able to provide excellent customer service to all members of the campus community, to respond to and work with students, faculty, and staff in a professional and courteous manner.
Knowledge and Skills Required:
1. Prefer at least 10-15 years of HVAC service.
2. Journeyman with industrial and commercial background.
3. Refrigerant license preferred or the ability to acquire one.
4. Comprehensive understanding of HVAC systems and component interactions.
5. Pipe fitting experience preferred.
6. Efficient and effective communication with supervisor, other tradesmen and customers; ability to read and follow oral or written instructions.
7. Excellent customer services skills.
8. Self-starter who can complete assigned projects without supervision.
9. Ability to meet requirements for driving Lawrence vehicles.
10. Ability to climb and work on a ladder and a lift; and ability to lift 50 pounds.
11. Excellent work attendance.
12. Ability to operate powered hand tools; and maintain and repair gas and diesel generators.
13. Ability to recognize the importance of safety in the workplace, follow safety rules, practice safe work habits, utilize appropriate safety equipment and report unsafe conditions to the appropriate administrator.
14. Flexibility and availability to work occasional after hours, weekend, on-call, and call-in duties.
Education and Work Experience ·
- High school or GED required – including general math and basic computer skills including e-mail and online work orders or instructions.
- Previous maintenance experience preferred.

Must have successful completion of criminal record check, driving record check and ability to meet university authorized driver policy requirements.
